Job Duties & Responsibilities
- Oversee approximately one-third of the Company’s real estate portfolio across ~350 locations; work closely with other departments, third-party consultants, and landlords to achieve strategic goals and drive positive outcomes for the portfolio; prepare, maintain, complete, and distribute various reports.
- Negotiate lease renewal/extension or termination terms, including rent amount, term, tenant improvements, critical lease clauses, and landlord work.
- Research properties by analyzing area market rents, vacancy rates, location positioning, nearby competition, local demographics, and economic information.
- Prepare and/or review leases, amendments, renewal option exercises, notices, PSAs, NDAs, SNDAs, estoppel certificates, legal descriptions, zoning restrictions, REAs, surveys, PUDs, CCRs, title reports, and declarations of covenants, conditions, and restrictions (CCRs).
- Monitor critical dates and provide advance notice to management of upcoming decisions, recommending appropriate actions.
- Assist in timely review and authorization of landlord billings (rent, CAM, insurance, real estate taxes); review amounts for errors or irregularities.
- Prepare reports for periodic property/portfolio reviews and perform detailed market research as needed.
- Participate with internal partners in meetings to discuss strategy around existing schools for term extensions or closures.
- Partner with Facilities team to obtain landlord approvals for school construction projects or other landlord actions to resolve facility issues.
- Research and ensure compliance with key lease provisions.
- Maintain liaison with landlords, handling correspondence, coordinating site inspections by landlords, lenders, and their agents; maintain strong landlord relationships.
- Plan, coordinate, and manage the school closing and surrender process.
- Review opportunities for sale or sublease of surplus, underutilized, or non-strategic assets; provide information to brokers as applicable.
- Provide information to consultants for appealing assessed values to minimize real property tax expense.
- Occasional travel to corporate headquarters for meetings.

EducationBachelor’s degree in real estate or accounting, finance, business, or paralegal studies.
Experience- Minimum 5 years of experience in multi-unit commercial real estate with a focus on asset management, lease administration, as a real estate paralegal, or in general commercial real estate development.

Skills & Abilities- Excellent customer service and follow-up skills with internal and external customers.
- Capable of working with frequent interruptions and changing priorities.
- Effective written, verbal, and interpersonal communication with internal stakeholders and the landlord community.
- Proficient time management, organizational skills, and ability to meet deadlines.
- Ability to perform all essential functions of the job with or without reasonable accommodation.
- Working knowledge of lease administration databases/programs;
Lucernex experience a plus. - Proficient in Microsoft Word, Excel, Co-Pilot, and Outlook.
- Detail-oriented in drafting LOIs, lease amendments, and related documents.
- Comfortable presenting and partnering with all levels of management.
