We’re continuing to grow our Property Management division at Watsons Property and we’re looking for a Senior Property Manager who genuinely enjoys the blend of people, property, problem‑solving and leadership.
This senior position plays a key role in shaping the future of our residential blocks and estates. You’ll take a lead on building safety, cladding remediation, compliance and complex leasehold matters, while also mentoring and supporting the talented team around you at #teamwatsons.
Key AccountabilitiesThe Senior Property Manager will provide leadership, compliance oversight, and strategic management of a portfolio of residential blocks and estates. This includes responsibility for managing cladding and building safety remediation in line with recent leasehold legislation, overseeing engagement with the Building Safety Fund and related government remediation schemes, and ensuring all statutory obligations under the Building Safety Act and Fire Safety Act are met.
The postholder acts as a senior escalation point for complex leasehold, legislative, and operational matters, ensuring consistent delivery of professional standards across a team of property managers.

Provide strategic oversight of block and estate management operations and lettings management, ensuring high‑quality service delivery, legal compliance, and adherence to industry best practice.
Lead and manage programmes relating to cladding remediation, Building Safety Act requirements, and building safety fund applications, ensuring accurate documentation, stakeholder communication, and statutory compliance.
Oversee health and safety compliance including fire risk assessments, FRA actions, EWS1 processes, building safety case preparation, Golden Thread documentation, and monitoring of higher‑risk buildings where applicable.
Conduct senior‑level review of site inspections, major works planning (Section 20), long‑term maintenance forecasts, and ensure timely execution of remedial and statutory actions.
Act as senior escalation point for complex lease interpretation, disputes, tribunal matters, service charge challenges, and resident/leaseholder engagement issues.
Oversee service charge budget preparation, financial monitoring, long‑term expenditure planning, and ensure accuracy, transparency, and lease compliance.
Manage contractor performance, procurement protocols, contract governance, and supply‑chain compliance, ensuring quality and value for money.
Provide team leadership, technical expertise, coaching and mentoring to Regional Property Managers and junior staff, promoting a culture of continuous improvement.
Support business development by identifying portfolio growth opportunities, cross‑referrals, and enhancements in service delivery. Act as an ambassador of Watsons through networking opportunities and Linked In activity.
Ensure property records, compliance data, and safety documentation are accurately maintained within management systems such as Qube and aligned to regulatory expectations.
Job Requirements- Minimum 3–5 years’ experience in residential leasehold/block management at an advanced level.
- Professional qualifications such as TPI, Assoc
RICS or willingness to work towards these are desirable. - Comprehensive knowledge of landlord and tenant legislation, building safety regulation, cladding remediation requirements, and lease interpretation.
- Experience managing building safety processes including EWS1s, fire safety obligations, cladding remediation workflows, and Building Safety Fund activity.
- Exceptional communication, negotiation, and stakeholder‑management skills at senior level.
- Proven ability to manage complex caseloads, competing priorities, and statutory deadlines.
- Proficiency with property management systems (e.g., Qube) and strong digital literacy.
- Full UK driving licence with ability to travel for site inspections and stakeholder meetings.
