Maintenance Technician - Northwoods Mall

Key Responsibilities and Duties
  • Maintain the overall cleanliness, appearance, safety, and functionality of the property, encompassing both interior and exterior areas.
  • Perform routine, ongoing, and preventive maintenance tasks across various building systems, including electrical, plumbing, carpentry, painting, roofing, and HVAC.
  • Conduct regular inspections to identify potential issues and ensure adherence to safety and risk management standards.
  • Respond to and complete maintenance-related requests and work orders in a timely and efficient manner.
  • Troubleshoot and repair equipment and systems.
  • Support cost‑cutting initiatives by fixing rather than replacing parts when possible.
  • Potentially inspect work performed by contractors or vendors to verify adherence to quality standards.
  • Ensure job site safety and follow relevant safety regulations.
  • Provide excellent customer service to residents, tenants, and visitors.
  • Maintain accurate records of maintenance activities and work orders.

Skills and Abilities
  • Technical Skills
    • Proficiency in general maintenance procedures and tasks.
    • Knowledge of various building trades, including electrical, plumbing, carpentry, and HVAC systems.
    • Ability to read and interpret technical documentation, blueprints, and manuals.
    • Troubleshooting and diagnostic skills.
    • Safe use and operation of maintenance tools and equipment.
  • Soft Skills
    • Problem‑solving abilities.
    • Attention to detail and accuracy.
    • Excellent communication skills (both verbal and written).
    • Ability to work independently and as part of a team.
    • Time management and organizational skills.
  • Physical Requirements
    • Regularly required to stand, walk, bend, use hands to finger, handle, or feel and reach with hands and arms (including stooping, kneeling, crouching, or crawling).
    • Occasionally required to sit, climb or balance and talk or hear.
    • Must regularly lift and/or move up to 25 pounds and regularly move up to 50 pounds.
    • Must regularly work on a ladder and in outdoor weather conditions.
    • Vision abilities required include close vision, distance vision, and ability to adjust focus.
