Position: FACILITIES MANAGEMENT HVAC TECHNICIAN
Location: Louisburg

General Statement of Duties

An employee in this class performs the full range of work duties associated with the installation, maintenance, and repair of HVAC systems and facility electrical infrastructure, refrigeration equipment, boilers, exhaust fans, and controls. Work requires significant independent initiative and advanced knowledge of trade practices and skills. Employees spend seventy-five percent or more of the time performing skilled trades tasks at the journey level.

Work is performed under the general supervision of the Facilities Management Superintendent or other assigned crew lead positions, and work is reviewed for lasting quality, effectiveness, appearance and functionality through conferences, inspections, and a review of records.

Duties and Responsibilities/Knowledge, Skills, Abilities

Maintains and repairs HVAC equipment; repairs and replaces common electrical controls and components, and repairs refrigerant circuits.

  • Completes repairs, replacements or upgrades to all assigned County facilities heating, ventilation, air conditioning (HVAC), refrigeration, piping systems and related devices.
  • Performs preventive maintenance to maximize uptime and reliability of building infrastructure.
  • Schedules and leads required testing of HVAC, refrigeration, and piping systems. Completes routine as well as emergency work orders.
  • Performs daily preventive maintenance in all assigned County facilities.
  • Oversees outside contractors that bid and perform related work.
  • Updates work order system and asset information on all assigned assets.
  • Performs service and repairs on heating systems such as heat pumps, electric heating units, boilers and boiler controls, heating coils, air handler units, gas packs, gas valves, ceiling hung gas heaters, and gas burner assemblies.
  • Repairs, maintains, and installs many types of electrical circuits and equipment; maintains and repairs high voltage motors, transformers, switch gear equipment and controls.
  • Participates in the County's safety program and adheres to safety procedures and policies of the department.
  • Considerable knowledge of the design, operation, and troubleshooting procedures of commercial HVAC systems.
  • Considerable knowledge of the practices, methods, materials, and equipment used in the maintenance and repair of HVAC and refrigeration equipment.
  • Skill in the use and care of assigned tools and equipment.
  • Knowledge of electricity sufficient to troubleshoot and repair complex electrical control circuits.
  • Ability to analyze building heating and air-conditioning equipment and recommend modifications to achieve better operation or energy savings.
  • Thorough knowledge of safety regulations, occupational hazards, and related safety precautions in the work.
  • Ability to diagnose and repair problems and plan and organize appropriate corrective action.
  • Ability to systematically troubleshoot standard electronic devices.
  • Ability to understand and follow oral and written instructions.
  • Ability to exercise independent initiative.
  • Ability to establish and maintain effective working relationships with coworkers, supervisors, building tenants, and other County employees.
Desirable

Education and Experience

Graduation from high school supplemented by college level courses in heating, ventilation, and air-conditioning and five years of Commercial HVAC experience; or an equivalent combination of education and experience.

Special Requirements
  • Possession of CFC Certification.
  • Must be available for on-call hours.
  • Possession of a valid North Carolina driver's license.
  • Completion of Defensive Driving training, HIPPA training, First Aid and CPR training, MSDS training, Chemical Use training, Ladder and Scaffolding training, Hand Tools training and Safety and Health training within six months of employment.
