Responsibilities
  • Maintenance duties including corrective, preventative, routine, emergency, and cosmetic maintenance, and make-ready processes under supervision.
  • Community maintenance: regular/daily onsite attendance; respond to resident/management requests and work orders for common areas, buildings, and units in a timely manner.
  • Ensure repairs and replacements necessary for community common areas and units; assist with scheduling and performance of maintenance/repair-related turn events.
  • Assist in daily cleanup of exterior areas (grounds, breezeways, and all common areas).
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions or liability concerns.
  • Maintain preventative maintenance programs to extend the life of the community and minimize future repairs.
  • Understand and follow Asset key policy; maintain a well-organized, properly stocked maintenance shop adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program and promoting safe work practices.
  • Participate in unit inspections as requested; monitor inventory of equipment and supplies as requested.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, unit make-ready status, and work in progress.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model units; report observed violations of community rules to the Maintenance Supervisor and/or Community Manager.
  • Participate in on-call emergency coverage at the community; use resources efficiently.
  • Support customer and resident relations by delivering excellent service and monitoring response times; project a favorable image of the community to achieve property objectives.
  • Enforce community policies as delegated by the immediate supervisor.
Education/Experience
  • High School Diploma or Equivalent
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly move about to accomplish tasks or move between worksites; climb ladders, stairs, ramps, and perform tasks in various environments, including tight spaces.
