Job SummaryTurn Tech’s are responsible for preparing vacant rental units for new tenants by completing repairs, maintenance, and cleaning tasks in a timely and efficient manner. This role ensures that all units meet the company’s quality standards before move-in, minimizing vacancy time and maximizing resident satisfaction.
Key Responsibilities- Unit Turnovers & Repairs
- Complete general maintenance tasks, including drywall patching, painting, caulking, and minor carpentry work.
- Repair or replace fixtures such as lighting, plumbing, doors, cabinets, and appliances as needed.
- Ensure all HVAC systems, electrical components, and plumbing are in proper working condition before move-in.
- Address any pest control concerns in coordination with the property management team.
- Painting & Finishing
- Prep and paint walls, ceilings, doors, and trim as needed to refresh units.
- Cleaning & Detailing
- Replace or repair flooring, carpets, or tiles when necessary.
- Remove any debris left behind and dispose of it properly.
- Collaboration & Communication
- Work closely with the Turn Team and Turn Managers to ensure timely completion of unit turns.
- Report any major repair needs or damages beyond basic turnover scope.
Experience: Minimum of 3-5 years in property maintenance, apartment turns, or related field.
- Skills:
- Basic knowledge of plumbing, electrical, HVAC, and general repairs.
- Strong painting and drywall patching skills.
- Ability to work efficiently under deadlines.
- Attention to detail and commitment to high-quality work.
- Other Requirements:
- Valid driver’s license and reliable transportation.
- Ability to lift up to 50 lbs and work in various physical conditions (climbing, kneeling, bending).
- Willingness to work occasional evenings or weekends during peak turnover periods.
- 6 month probationary period

General Physical Demands
- Ability to stand, walk, bend, stoop, crouch, crawl, and climb ladders for extended periods
- Must be able to work in confined spaces, attics, and crawl spaces as needed
- Frequent use of hands and arms to operate tools, equipment, and machinery
- Ability to work from heights, including roofs, lifts, and ladders (up to 20 ft.)
Lifting and Carrying
- Must be able to lift and carry up to 50 lbs regularly and occasionally up to 100 lbs with assistance or dollys.
- Ability to move heavy appliances, HVAC units, and building materials as needed
Mobility and Endurance
- Able to walk several properties or large campuses daily
- Capable of completing a physically demanding workday, including multiple work orders and turnovers, especially during peak seasons
Environmental Conditions
- Must be able to work outdoors in all weather conditions including heat, cold, rain, or snow
- Ability to wear personal protective equipment (PPE) such as gloves, respirators, eye protection, and hearing protection as required
Additional Requirements
- Ability to operate company vehicles and drive between job sites as needed (valid driver’s license required)
- Must be on-call and respond to emergency maintenance situations outside of normal business hours when scheduled (1 week a month at most).
