Job Summary:
Regularly performs the full range and scope of maintenance and housekeeping services that include but not limited to the upkeep of buildings, grounds, fixtures, equipment, NEXCOM Hospitality Group (NHG) guest rooms, public spaces, etc. Assignments include simple painting, plumbing, carpentry, electrical repairs, maintenance using various equipment, etc. Takes initiative to ensure all aspects of the facility are working correctly.
- Performs work in at least two of the following trades in the maintenance and repair of buildings and related fixtures:
Plumbing, Washer/Dryer repair, Heating, Ventilation and Air Conditioning (HVAC), Electrical, Carpentry, Painting. Maintains work order log and follows up as required. Reports status to supervisor. Logs trouble calls with contractors as appropriate. - Plumbing:
Makes basic plumbing repairs to sinks, faucets, commodes, tanks, urinals, P‑traps, shut‑off valves on washing machines and water supplies which can be accomplished by removing, cleaning, resealing, replacing defective parts or units, installing water heaters, garbage disposals, faucets and sinks. - Washer/Dryer repair:
Performs routine maintenance on washers and dryers to include cleaning lint ducts and vents, replacing hoses and fittings as required and referring more complex problems to supervisor for action. - HVAC:
Recognizes the cause of faulty equipment and assists making repairs on a variety of HVAC units as appropriate. - Electrical:
Recognizes and reports electrical problems and makes repairs as appropriate. Replaces fluorescent and incandescent ballasts, bulbs and tubes. - Carpentry:
Measures, cuts and constructs or repairs wood or wood‑substitute items. Conducts basic carpentry repairs such as repairing or replacing screens, window and door frames, molding and trim and repair and replacement of drywall or similar products. - Painting:
Prepares areas and applies standard coating methods such as brushing, rolling and spraying, ensuring surfaces are fully coated, protected and free from drips and runs. - Responsible for a variety of semi‑skilled and unskilled tasks involving standard methods related to the operation and maintenance of facilities.
- Work assignments completed and in‑progress are spot‑checked on a daily basis via documented inspection reports to assure that work practices, techniques, records and other functions are technically accurate and in compliance with instructions. Recurring assignments (e.g., follow‑up on maintenance requests reported by guests, housekeeping or front desk) are carried out independently without specific instructions.
- Minimum two years of experience with demonstrated skill in at least two areas of Carpentry, Plumbing, HVAC, Electrical, Painting. Knowledge in the applicable combination of trades is sufficient to perform the duties of the position.
- Knowledge of safety and environmental rules and regulations concerning procedures, tools, mechanical and electrified equipment, commonly used chemicals and basic safe work practices is required. Complete all required safety and security training.
- Required to do considerable standing, bending, walking, pushing, pulling and climbing. Must have the ability to perform moderately strenuous physical labor, including unassisted lifting, moving and carrying supplies and equipment weighing up to 45 pounds; 100 pounds is assisted. Must be able to climb, descend stairs and ladders, stoop, bend, kneel and work in uncomfortable positions.
- Work involves normal risks or discomforts associated with property operations, facility management or mechanical systems. Work is performed both indoors and outdoors with potential exposure to extreme weather or temperature conditions. Occasional exposure to dusty or dirty conditions exists when visiting rooms or facilities undergoing repair, maintenance or renovation. Personal Protective Equipment (PPE) is provided.
- Incumbent is expected to perform daily work on own initiative and carry out assignments in accordance with DOD and Navy regulations. Situations involving unfamiliar problems not covered by instructions are referred to the supervisor for resolution.
