Maintenance Technician / Mechanic, Building Maintenance, HVAC Tech / Heating Engineer
Report directly to the Service Manager and perform make‑ready repairs on vacant units prior to move‑in. HVAC certified preferred.
Proximity at ODUWeekend hours:
On‑call as needed.
- Perform repairs to make‑ready units in a timely manner.
- Provide 24‑hour on‑call service as scheduled by the Service Manager, respond to on‑call paging.
- Assist the Service Manager or Housekeeper with their work when necessary.
- Assist Grounds personnel with trashing out units.
- Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.
- Inspect property for improvements and repairs and review with the Service Manager.
- Perform work order requests and maintain completion within same day when possible.
- Ensure grounds are free of litter at all times.
- Operate and perform scheduled maintenance on all equipment.
- Know the location of gas, water meter emergency cut‑offs, all apartment and fixture cut‑offs, and sewer clean‑outs.
- Paint interior and exterior when required.
- Assist the Property Manager or other staff members when requested.
- Review work orders with Service Manager daily.
- Adhere to policies outlined in the Employee Handbook.
- Maintain a clean maintenance shop at all times.
- Be immediately available in the event of snow.
- Follow the Maintenance General Operating Policies.
- Maintain a professional appearance in uniform and display a good attitude at all times, including personal hygiene.
- Work well with other staff members, exhibit team spirit, cooperate with helping at another site, and be flexible to transfer to another property if needed.
- Participate in rotating after‑hours on‑call.
- Perform other duties as assigned.
Must have reliable transportation.
Qualifications- HVAC skills – CFC certification.
- CPO certification preferred.
- Plumbing, electrical, carpentry skills.
- Knowledge of SDS and OSHA.
- 608 Refrigerant Certification preferred; will train if necessary.
- Position may require night/weekend work.
- Required to be on call.
- Duties performed both inside and outside, even in extreme temperatures below 32°F and above 100°F.
High school diploma or General Education Degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
Certificates, Licenses, RegistrationsCurrent driver's license; CFC Certificate where needed.
OtherSkills and Abilities
HVAC, plumbing, carpentry, electrical skills, pool certification if required.
Other QualificationsKnowledge of OSHA regulations, MSDS standards.

Frequently exposed to toxic or caustic chemicals, outside weather conditions, and risk of electrical shock. Occasionally exposed to wet and/or humid conditions, high precarious places, fumes or airborne particles, extreme cold, extreme heat, and vibration. Noise level is usually moderate.
