PRIMARY FUNCTIONThe Maintenance Technician III assists in special projects and in maintaining residential & commercial properties owned by Sitnasuak Native Corporation, Sitnasuak Properties, LLC, and Bonanza Fuel, LLC.
ESSENTIAL FUNCTIONS- Assist with maintaining & repairing the physical structures of office, residential, and commercial rental buildings.
- Ability to maintain and troubleshoot power distribution systems, branch circuits, lighting systems, transformers, and understands wiring methods and materials.
- Assist with replacing defective electrical switches and other fixtures.
- Ability to inspect and PM generators, compressors, water heaters, pumps, motors, valves, etc.
- Inspects building systems including fire alarms, HVAC, boilers and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
- Assist in monitoring, adjusting, and maintaining heating systems in the buildings.
- Ability to maintain and repair air handling units, exhaust fans, fan coil units, reheat coils, and other associated air handling equipment.
- Ability to troubleshoot and repair plumbing systems, breakroom equipment, roofs, drains, windows, doors, gates, bollards and fencing.
- Performs interior and exterior painting as needed.
- Operates company vehicle in performance of duties.
- Perform a variety of carpentry functions
- May be required to move furniture, paint, hang pictures or items, or other light upgrades.
- Must understand how to safely use power/shop tools and test equipment not limited to multimeter, megger, drills, saws, impact drives, etc.
- Assist with special projects as needed.
- Work in a constant state of alertness and in a safe manner.
- Perform other duties as assigned.
This job has no supervisory responsibilities.
REQUIREMENTS KNOWLEDGE, SKILLS, & ABILITIES- Excellent interpersonal skills to work effectively and cooperatively with all levels of staff and customers.
- Effective oral and written communication skills to effectively communicate to others.
- Active listening skills; attentiveness when listening to others to understand, ask appropriate questions, etc.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Knowledge of heating systems, electrical equipment, building maintenance, and carpentry.
- High School diploma or GED (General Education Degree)
- Five (5) years maintenance experience preferred.
- Preferred
Certifications:
Universal CFC certification preferred. Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems. - Experience and proficiency in the following areas:
- HVAC and Refrigeration Plumbing Systems
- Boiler Systems
- Fire Alarms and Sprinkler Systems Roof Systems
- Electrical Distribution
- Carpentry
- Preventive and Predictive maintenance procedures
- Compressed Air Systems
- Knowledge of N.E.C. Knowledge of local and state codes
- Must have working knowledge of the following: proper use of hand/power tools and electrical troubleshooting/diagnostic equipment, shop math, fasteners, measurements, and parts nomenclature.
- Ability to lift up to 100 lbs.
- Must have the flexibility to work all shifts including holidays and weekends as demanded by the job.
- Valid state Driver’s License and be qualified to operate a vehicle.
The work environment characteristics described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The majority of the work is preformed in indoor and outdoor environments where the work can be quiet to loud.
