Overview

Reporting to the Chief of Property Management, the Executive Director will have overall responsibility for daily operations, employee and resident relations, and regulatory compliance for Coleman House, a 146-apartment age-restricted community that is part of 2

Life’s 1,656-apartment subsidized housing portfolio. They will work in partnership with the Executive Director of Opus Newton, a recently opened age-restricted middle-market community attached to Coleman House and owned and operated by 2

Life.

The Executive Director will oversee all aspects of property management of a 2

Life Community, including establishing an inclusive, engaging, and supportive community environment for residents and developing a collaborative, interactive, and skilled resident-focused staff. Additionally, the ED will be responsible for managing the impact of construction or capital improvement projects on residents, listening to their concerns, providing timely communication, and ensuring they know the executive director is their advocate.

    Life’s other communities and organization-wide departments to recommend policy, ensure HUD compliance and meet ongoing expectations related to finance, maintenance, programming, occupancy, community relations, and resident services. They will serve as the on-site leader and primary spokesperson for Coleman House to residents, staff, partner agencies, the surrounding community, and local government, including participating in an ongoing partnership with the Jewish Community Center that shares a campus with Coleman House and Opus Newton.

    With support from organization-wide teams, they will take the lead on marketing and occupancy for site rental units, developing annual budgets, and overseeing site services and programs. They will ensure the site maintains an engaging and active environment that reflects the agency’s resident-centric philosophy, and will participate as a member of the agency-wide Operations Team, Extended Leadership Team, and other work groups to advance best practices and resident-focused initiatives.

  • Maintain full occupancy of rental units by coordinating and allocating resources for maintenance, tenant selection, eligibility and compliance, property marketing, etc.
  • Develop an annual site budget in collaboration with 2

    Life Communities' Finance and Accounting Department.
  • Ensure the site operates effectively on a daily basis.
  • Provide oversight of all site-based services and programs within Coleman House.
  • Maintain good resident relations throughout the site, including an active Tenant Council/Advisory Committee.
  • Collaborate with the Chief of Property Management to hire, coach, and supervise site-based staff, fostering a positive and unified team environment.
  • Maintain knowledge and awareness of current relevant state and federal housing policies.
  • Provide conflict management related to resident concerns and relations.
  • Provide leadership on site-related projects, changes, initiatives, etc., including site renovations and/or construction projects.
  • Collaborate with Opus Newton staff to support and integrate programs that promote inclusivity across the Nahanton campus.
  • Oversee the timely completion of all resident recertifications within the Coleman House community.
  • Work collaboratively with compliance team members to review, update, and manage the Inclusionary unit waitlist in accordance with established guidelines and procedures.
  • Manage applicant interviews for Inclusionary units to confirm resident eligibility in accordance with compliance guidelines, ensuring all required documentation is complete, accurate, and submitted in a timely manner.
