Overview
My client is seeking an experienced Quantity Surveyor to commercially manage a portfolio of refurbishment projects across London, typically valued between £200k and £300k each. This is a roaming role, requiring regular visits to multiple live sites, strong commercial control, and excellent communication with clients, subcontractors, and internal teams. The ideal candidate will be highly organised, comfortable with managing several small projects at once, and experienced in delivering refurbishment works in fast-paced environments.
ResponsibilitiesOversee the full commercial lifecycle of a range of refurbishment projects simultaneously.
Prepare and manage cost plans, estimates, and tender submissions.
Conduct site measures, valuations, cost checks, and margin analysis.
Maintain close control of budgets, cost movements, and forecasts.
Prepare tender enquiries and subcontractor packages.
Analyse quotations, negotiate pricing, and award works.
Manage the supply chain and build strong relationships with specialist subcontractors.
Ensure procurement aligns with programme needs and project budgets.
Administer contracts (typically JCT Minor Works / JCT Intermediate).
Prepare payment notices, payless notices, and certification.
Manage variations, compensation events, and final accounts.
Maintain accurate commercial documentation throughout project delivery.
Produce monthly CVRs (Cost Value Reconciliations) and commercial reports.
Track project costs, revenue, cash flow, and profitability across all jobs.
Identify commercial risks early and propose mitigation measures.
Ensure each project meets or exceeds target margins.
Act as a key point of contact for clients and consultants.
Provide timely and professional updates on costs, progress, and changes.
Support repeat business by delivering a high level of service.
Visit multiple sites across London on a regular basis.
Support site teams with commercial guidance, change control, and measurement.
Attend periodic meetings at the company's North West London head office.
- 3-7 years' experience as a Quantity Surveyor, ideally within refurbishment or small works.
- Proven ability to manage a portfolio of projects concurrently.
- Strong knowledge of JCT contracts and commercial procedures.
- Confident in measurement, pricing, negotiation, and subcontractor management.
- Excellent communication and client-facing skills.
- Strong proficiency in Excel and commercial management systems.
- Comfortable working independently in a mobile/roaming role.
- Degree or HNC/HND in Quantity Surveying, Commercial Management, or similar.
- RICS membership (desirable but not essential).
- Full UK driving licence (advantageous, depending on travel needs).
- Organised, proactive, and commercially astute.
- Able to handle multiple priorities with tight deadlines.
- Strong attention to detail and accuracy.
- Confident engaging with clients and subcontractors.
- Professional, reliable, and flexible in a roaming work environment
