Compensation

$16.00‑25.00 per hour. Salary is typically hired between the minimum and midpoint of the salary range depending on experience and any rent benefit adjustments.

Schedule & Hours

Monday‑Friday, 8am‑5pm. 40 hours per week.

Essential Functions & Responsibilities

The Assistant Community Manager assists the Community Manager in coordinating business operations of HUD/RD or Tax Credit properties, providing eligible individuals with unfurnished housing in multi‑family dwellings.

  • Assist with overseeing complex operations, ensuring the highest possible occupancy through continuous outreach and advertisements per the Fair Housing Marketing Plan.
  • Complete and submit timely weekly reports; maintain neat and legible records.
  • Implement CMI policies as found in the MPM.
  • Ensure compliance with federal and state regulations; maintain required posters.
  • Notify residents of Rental Assistance when assigned.
  • Transfer over/under‑housed residents to appropriately sized units.
  • Show apartments, accept applications, and screen applicants; verify and certify income at initial, interim, and annual recertification; complete move‑in sheets and ensure utilities are transferred.
  • Explain rental agreement and residency policies to residents.
  • Handle resident evictions with proper notices.
  • Maintain waiting list files and removed/rejected applicant files.
  • Collect rents, maintain petty cash, account for monies, and make deposits; log late charges, NSF, and other charges; deliver rent increase notices.
  • File and maintain resident records; keep supplies of forms and postage on hand.
  • Prepare budget recommendations for the annual budget process.
  • Promote harmonious relations among tenants, employees, owners, and the local community.
  • Enforce house rules; maintain a pleasant, helpful manner; track number of adults/children in the complex.
  • Recommend improvements to company policies, procedures, and practices.
  • Maintain regular and reliable attendance during scheduled hours.
  • Travel as required for in‑person classes and annual education conferences.
  • Perform other duties as required.

Education

High school diploma or GED plus one year related experience and/or training; or an equivalent combination of education and experience.

Certificates, Licenses & Registrations

Valid driver's license and insurance.

Language & Mathematical Skills

Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or employees. Ability to add, subtract, multiply, divide, compute rate, ratio, and percent; draw and interpret bar graphs.

Reasoning & Physical Demands

Ability to solve practical problems and handle various variables; interpret instructions in written, oral, diagram, or schedule form. Physical demands include frequent use of hands, sitting, occasional standing, walking, reaching, stooping, kneeling, crouching, and moving up to 10 pounds. Vision requirements include close and distance vision and the ability to adjust focus.
