The Demand Generation Director is a critical, high-impact role on Green Street’s fast-paced, collaborative, and revenue-driven marketing team. This position is ideal for a motivated marketer who thrives on measurable outcomes and wants to shape a demand engine that fuels our commercial organization’s growth. You will orchestrate multi-channel programs, optimize pipeline performance, and help scale a world-class marketing function in line with Green Street’s ambitious global vision.
We’re seeking a data-driven, ROI-obsessed marketer with proven experience in growth and demand generation—someone who uses experimentation, analytics, and creativity to accelerate pipeline and revenue. The right candidate is proactive, curious, and relentlessly focused on impact.
Job Responsibilities- Lead Green Street’s global demand generation strategy to generate qualified leads, accelerate pipeline velocity, and increase revenue—across paid, organic, and outbound-supported channels.
- Own multi-channel mix and performance, ensuring we double down on what scales and eliminate investments that don’t.
- Design, test, and optimize programs using A/B and multivariate experiments to improve conversion, creative, messaging, segmentation, and channel efficiency.
- Collaborate closely with Product Marketing, Sales, Marketing Ops/Rev Ops, and Content to bring campaigns to life—including persona-based cadences, landing pages, emails, webinars, and integrated campaigns.
- Employ a global and regional strategy to deliver high-quality leads and MQL→SQL→Pipeline conversion aligned to each market’s needs.
- Deeply understand buyers, personas, pain points, and use cases to tailor full-funnel experiences across channels.
- Continuously audit and strengthen existing demand programs, providing recommendations on where to invest, where to shift spend, and what to sunset—always tied to pipeline-to-revenue outcomes.
- Partner with Marketing Ops/Rev Ops to define and monitor funnel KPIs, attribution, performance dashboards, and pipeline diagnostics.
- Develop passion for our business/products and thorough knowledge of our customer types and their personas, use cases, and pain points to serve as team subject matter expert (SME).
- 6–10+ years of experience in growth marketing or demand generation with a track record of driving measurable revenue impact.
- Proven ability to architect and optimize multi-channel campaigns (paid, ABM, content, webinars, events, email, website).
- Demonstrated experience in partnering with Sales to align targets, qualify leads, and accelerate pipeline.
- Expert understanding of Salesforce, marketing automation platforms (Hub Spot preferred), and enrichment/intent technologies; familiarity with integrations across the GTM stack.
- Strong analytical and problem-solving skills with experience building dashboards and interpreting funnel performance data.
- Highly organized, strategic thinker capable of managing multiple initiatives in a fast-moving environment while keeping a strong big-picture view.
- Experience managing agencies, creative resources, and channel partners.
- Knowledge of commercial real estate, financial markets, or B2B SaaS is a plus.
- The company currently has a mandate that all employees must be fully vaccinated, except for legal exemptions.
In addition to the posted base salary range, this position is eligible for a performance bonus and benefits (subject to eligibility requirements) listed here. Total compensation is based on several factors including, but not limited to, type of position, location, education level, work experience, and certifications.
