Position Summary:

The Director, Construction is primarily responsible for the daily management, supervision, coordination, and successful completion of all phases of assigned projects to meet objectives with respect to budgeting, estimating, value engineering, bidding, purchasing, contracting, and scheduling of assigned projects.

Pre-Construction Phase
  • Attend regular design meetings and provide feedback regarding schedule and constructability.
  • Review schematic, design development, construction document drawings, and specifications.
  • Coordinate & monitor 3rd Party plan check review process.
  • Develop preliminary budgets with input from the general contractor (GC).
  • Develop Value Engineering recommendations as required to maintain the budget
  • Develop Construction Plan with GC (schedule, building sequencing & delivery plan, staging area, fencing plan, erosion control, utility/joint trench).
  • Manage bidding & buyout process.
Construction Phase
  • Regular job site visits a minimum of 1-2 days per week. Attend Weekly O-A-C Meetings
  • Review schedule, subcontractor issues, City issues with the General Contractor’s PM & Superintendent.
  • Schedule and attend Monthly Schedule Review - monitor schedule progress daily reporting any anomalies to VP
  • Manage submittal, RFI, Field Directive, and change order process.
  • Review & approve change orders and draw packages prior to sign-off by the Vice President.
  • Review job cost forecasts with GC on a weekly basis.
  • Manage project budgets and schedules.
  • Coordinate and lead internal site walks (Framing, cabinets, landscape etc) as well as safety programs.
  • Prepare standard format - weekly 1-page report to update job progress.
  • Monitor/review Apartment turn and completion schedules.
  • Interface with all utility companies, and local and state authorities as needed.
  • Manage the acceptance process for completed building interiors/exteriors.
  • Monitor GC’s inspection flows and manage communication with City Officials.
Project Close-Out Phase
  • Secure Warranty & “As built” drawings from GC.
  • Manage GC to secure Certificate of Occupancy, bond release, filing Notice of Completion, etc.
  • Manage the budget process to close out jobs in a timely manner.
  • Write a “Lessons Learned” memo to memorialize important issues to help in future developments.
Supervisory Responsibilities
  • Must be able to manage direct reports and associated responsibilities as needed.
Minimum Qualifications / Other Expectations Education & Experience
  • Bachelor's degree from a four-year college or university, preferably in a construction-related or engineering curriculum or equivalent work experience.
  • Minimum of five years of multi-family experience as Sr. Project Manager or Director Construction, with ten to fifteen years of experience in construction.

  • Contractor’s License preferred.
  • Valid California driver’s license;
    Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
