Position: Director, Construction Administration/Contracts ($153,000 - $225,100)

Overview

Position Summary
Key support position in Apartment Communities Capital Projects for contracting and construction administration. This individual will have experience in the organization and implementation of construction contracts, including preparation of contracts, assuring pricing and internal coding compliance and other key contract practices.

Responsibilities
  • Oversee contract development and management activities, and enforce core departmental principals for Capital Project Reinvestment and Recurring Cap Ex
  • Be a systems super user (Coupa, Sharepoint/CRA and Docusign) and lead training efforts for new team members at properties
  • Process Contracts and Change Orders
    • Prepare and process contracts and ensure information is complete, accurate and in accordance with business.
    • Financial monitoring and compliance with SAP
  • Insurance Compliance Lead:
    Review certificates of insurance (COI) submitted by vendors to identify deficiencies, coordinate with vendors to ensure compliance; train team members, produce reports
  • Process Master Contracts for Consultants as needed
  • Prepare, route and record Notice of Completion and assist in tracking log
  • Track Mechanic’s Liens, Stop Notices and Intents to Lien and obtain releases
  • Manage contractor prequalification process and new vendor set ups
  • Ability to set up department protocols and standard procedures
  • Oversee onboarding and training tools for new employees and for continued growth and learning with the team
  • Provide quality control checks of Schedule of Values, Scopes of Work and other documents
  • Manage one to two direct reports
Qualifications
  • Education & Experience:
    Bachelor’s degree or equivalent experience
  • 10+ years of relevant experience, real-estate development or construction experience and contract experience preferred.
Other
  • Attention to detail and excellent organizational skills are a must
  • Strong excel skills required
  • SAP & Coupa experience preferred
  • Valid California driver’s license;
    Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
Compensation

Base Pay Range: $ - $

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
