Security Manager
The Estate Project Security Lead is responsible for providing operational security leadership across a large, multi-use rural estate in Wiltshire. The estate includes residential properties, commercial and land management activity, and periodic high-profile events.
The role ensures the effective planning, coordination, and oversight of all security operations in order to protect residents, staff, visitors, assets, infrastructure, and reputation. The postholder will act as the principal on-site security advisor to senior stakeholders and will lead the delivery of a discreet, proportionate, and risk-led security posture.
This position requires a high level of integrity, sound judgement, operational competence, and the ability to manage complex stakeholder relationships within a sensitive residential environment.
Key Responsibilities Operational Leadership- Provide day-to-day leadership, coordination, and oversight of estate security operations.
- Ensure consistent and effective security coverage across residential, operational, and event areas.
- Oversee access control, perimeter security, patrol activity (static and mobile), surveillance systems, and incident response.
- Maintain a discreet and service-oriented approach appropriate to a residential estate environment.
- Conduct and review security risk, threat, and vulnerability assessments.
- Implement proportionate mitigation measures in line with assessed risk.
- Lead security-related projects from planning through to implementation and review, including physical, technical, and procedural improvements.
- Support event and high-profile visitor security planning, including briefings and operational coordination.
- Ensure compliance with relevant UK legislation, regulatory requirements, and recognised security best practice.
- Maintain alignment with approved security policies, procedures, and governance frameworks.
- Ensure lawful and proportionate use of authority at all times, including adherence to human rights and use-of-force principles where applicable.
- Oversee incident management, investigation, documentation, and post-incident review.
- Ensure accurate and timely reporting of incidents and daily security activity.
- Ensure security-relevant information, suspicious activity, and emerging risks are identified and reported in accordance with approved reporting procedures.
- Act as the coordination point for security information requests and ensure operational adjustments are implemented following updated threat assessments.
- Capture and apply lessons learned following incidents or operational changes.
Provide operational oversight of approved security systems, including:
- CCTV monitoring and system effectiveness
- Access control systems
- Intruder detection and alarm response
- Fire detection and alarm systems
- Communications systems
The role does not hold authority for permanent system changes without formal approval but is responsible for identifying faults, operational risks, and improvement opportunities.
Stakeholder Engagement- Act as the primary security liaison for estate management, residents (where appropriate), contractors, and event organisers.
- Maintain effective working relationships with emergency services and external partners.
- Ensure engagement is conducted professionally and in accordance with agreed communication protocols.
- Lead, manage, and coordinate security personnel and contractors.
- Ensure clear role definition, performance standards, and professional conduct.
- Deliver estate-specific induction and briefing programmes.
- Support periodic exercises and readiness activities.
- Manage allocated security budgets and resources effectively.
- Proven experience in a senior or management-level security role within a complex estate, multi-site, or project-based environment.
- Experience coordinating multiple stakeholders, including senior leadership and external agencies.
- Demonstrable experience conducting security risk assessments and implementing mitigation strategies.
- Strong understanding of operational security delivery and incident response.
- Ability to plan and manage security operations involving personnel, technology, and timelines.
- Strong report writing and documentation skills.
- Experience supervising and managing licensed security operatives and contractors.
- Sound knowledge of relevant UK legislation and regulatory frameworks.
- Valid SIA licence appropriate to the licensable activities undertaken (e.g. Door Supervision, Close Protection, or Security Guarding), where required.
- Where operating in a non-licensable management capacity, demonstrable understanding of SIA licensing requirements and compliance obligations.
- Relevant professional security qualification and/or equivalent operational or management experience.
- Medical training certification appropriate to the role.
- Subject to background checks and appropriate vetting.
- Full UK driving licence.
