Base pay range$60,000.00/yr - $60,000.00/yr
The Senior Facilities Maintenance Technician is responsible for maintaining and repairing the physical infrastructure of the organization. This role involves ensuring that facilities are safe, functional, and well-maintained, while also leading and mentoring facilities staff. The Senior Facilities Maintenance Technician will troubleshoot and address complex maintenance issues, coordinate with external contractors when needed, and ensure compliance with safety and regulatory standards.
The Senior Maintenance Tech is a member of the Facilities Operations team and is a multi-trade position performing work tasks including, but not limited to electrical, HVAC, plumbing, painting, and carpentry maintenance and repair work. All work is driven by the CHNJ mission of absolute respect and unconditional love.
Duties And Responsibilities
Maintenance and Repair:
Perform routine maintenance and repairs on building systems, including HVAC, electrical, plumbing, and mechanical systems.
In the plumbing trade, the technician should have the ability to replace existing toilets, sinks, faucet sets and drainage piping, unclog toilets using plungers and motorized drain cleaners, and to troubleshoot other plumbing maintenance issues such as a minor leak.
In the carpentry and hardware trade, the technician should have the ability to install acoustical hung ceilings, install stud walls, gypsum drywall and spackling/painting, install doors and door hardware, install door and window trim and to perform minor wall repairs.
In the HVAC trade, the technician should have the ability to troubleshoot and repair air handling systems, fan coil units/motors, and unit heaters; replace filters, belts, seals, bearings and sheaves, repair and replace air compressors and pumps.
- Troubleshoot and resolve complex maintenance issues promptly and efficiently.
- Conduct regular inspections to identify potential problems and implement preventive measures.
- Lead and mentor Facilities Assistants staff, providing guidance and training as needed.
- Assign and prioritize maintenance tasks to ensure timely completion.
- Schedule, coordinate and oversee the work of external contractors to ensure quality and compliance with company standards.
- Ensure that all facilities are safe, clean, and well-maintained.
- Monitor and manage building security systems, including alarms and access controls.
- Respond to emergency maintenance requests and take appropriate action to resolve issues. Off hours work may occur.
- Ensure compliance with all relevant safety regulations and building codes.
- Maintain accurate records of maintenance activities, inspections, and repairs.
- Conduct safety training and ensure that all maintenance staff follow safety protocols.
- Manage inventory of maintenance supplies and equipment in an orderly and neat fashion.
- Coordinate with suppliers to order parts and materials as needed.
- Maintain and repair maintenance tools and equipment to ensure they are in good working condition.
- Work closely with other departments to coordinate maintenance activities and minimize disruptions to operations.
- Communicate effectively, courteously, and professionally with management and staff regarding maintenance issues and status updates.
- Participate in planning and execution of facility improvement projects.

Applicant will be required to respond to emergency situations which may occur outside of normal working hours.

Education
Experience and Skills:
- High school diploma or equivalent or vocational technical training preferred. Certificates preferred:
- HVAC Certification.
- OSHA Safety Certificate.
- Minimum of 5-7 years of experience in facilities maintenance, with at least 2 years in a senior or supervisory role. 3+ years of HVAC and Electrical troubleshooting skills & a valid driver’s license.
