Senior Property Manager (Luxury Residential)

Location: Union & Essex Counties, NJ (Based in Newark)

Salary: $100,000-$110,000

The Opportunity

Our client is a premier Newark-based property management firm specializing in high‑end, urban mixed‑use developments. We are seeking a visionary Senior Property Manager to lead a luxury residential portfolio across Union and Essex Counties. This is a role for someone who understands that luxury is in the details and possesses the leadership grit to manage a diverse staff and a high‑value physical asset.

Core

Responsibilities Operational Excellence & Curb Appeal
  • Maintain a pristine, refined appearance for all properties; conduct rigorous periodic inspections to ensure "white‑glove" standards are met.
  • Direct and coordinate the Facilities Manager to ensure all maintenance and service activities are executed flawlessly.
  • Lead and coordinate capital initiatives, ensuring projects are completed on time and reflect the portfolio's luxury status.
Financial Stewardship
  • Lead the annual budget preparation and exercise strict control over monthly expenses.
  • Review and approve invoices (GL coding) and Purchase Orders; provide detailed variance reports to the Executive Team.
  • Oversee the A/R and rent collection process to ensure zero‑loss efficiency.
Tenant Relations & Leasing
  • Cultivate a proactive customer service environment; oversee the move‑in/move‑out process and execute aggressive tenant retention strategies.
  • Partner with leasing teams to implement high‑impact marketing strategies that attract premium residents.
  • Represent the company at legal proceedings and maintain a thorough understanding of NJ compliance and violation remediation.
Leadership & Communication
  • Lead, mentor, and set "Management Programming" for a staff of 7‑10 employees.
  • Serve as the primary advisor to the Executive Team regarding portfolio activity and strategic goals.
  • Maintain high‑level relationships with suppliers, brokers, and industry professionals.
The Ideal Candidate
  • 10+ years of progressive Property Management experience, specifically within high‑end luxury residential markets.
  • Expert proficiency in Yardi
    , MS Excel, and Word.
  • Direct, confident communicator with a proactive demeanor. You should be as comfortable presenting to the Executive Team as you are resolving an emergency on‑site.
  • Intimately familiar with New Jersey compliance, habitability laws, and violation remediation.
