Position SummaryPerforms maintenance duties and repairs, such as skilled plumbing, electrical, carpentry, painting, sheet‑rock repair, major appliance repair, refurbishing, and common‑area cleaning at one or more communities that have up to 149 units. This position may participate in the Maintenance Onboarding Support program after two years of employment with Eden.
Essential Duties and Responsibilities- Utilize Yardi software to create and/ or complete work orders and sync daily.
- Communicate with residents regarding delays, such as when parts need to be ordered.
- Train other maintenance technicians on work‑order completion using cell phone or tablet.
- Actively walk the property daily to identify deficiencies and submit work orders.
- Complete quarterly property inspections and annual unit inspections using phone or tablet; include photos of deficiencies and sync inspections at day end.
- Notify the Community Manager of habitability or other deficiencies witnessed during inspections or work orders.
- Assist in custodial work/cleaning of common areas – sweeping, mopping, vacuuming, trash handling, window cleaning, etc.; and assist in grounds work as needed.
- Maintain trash enclosures free of overflow and follow safety protocols when moving dumpsters for pickup.
- Inspect dumpsters regularly and report deficiencies to the Community Manager.
- Use a cell phone to record time worked and lunch break periods.
- Participate in company meetings and trainings via ZOOM and Teams, with the expectation of keeping the camera on.
- Active participation in the Teams group – Property Operations Maintenance.
- Order parts and supplies online; work with Eden’s Procurement Department to secure competitive pricing.
- Participate in in‑person daily team check‑ins and weekly resident‑services check‑in meetings with the Community Manager.
- Professional engagement with residents; handle concerns with tact and diplomacy, respecting cultural background and special needs, and comply with Equal Housing Opportunity requirements.
- Maintain knowledge of water, gas meter cutoffs, all building and fixture cutoffs, sewer cleanouts, and maps and diagrams for each property, especially within the assigned HUB.
- Assist teammates during team days and company events; coach others on task completion per Eden policies.
- Participate in the on‑call emergency schedule for evening, weekend, and holiday coverage of the property and/or other properties.
- Be a key participant on the property’s emergency response plan team.
- Present subject matter at monthly site safety meetings with the Community Manager and, if applicable, Maintenance Technician III.
- Rekeying/replacing door locks, rescreening window screens, unclogging sinks or toilets, replacing garbage disposals and faucets.
- Complete drywall repairs and satisfactory texturing as needed.
- Troubleshoot HVAC systems; prepare vacant units for occupancy within five days.
- Paint interior and exterior projects without damaging hardware or switch plates.
- Perform routine appliance repairs and hang/fit doors.
- Install mini/vertical blinds and follow manufacturer directions for product use.
- Maintain accurate records of preventative monthly maintenance per manufacturer recommendations, as required by housing regulations or codes.
- Inspect equipment thoroughly before use and “tag out” any that pose a safety hazard.
- Complete basic irrigation repairs and keep a schedule for preventative maintenance contracts (elevator, roof, boiler, hot water heater, gate and access‑controlled points).
- Solicit bids, walk property with vendors, prepare Bid Comparison forms, and provide recommendations for vendor selection on property‑specific projects.
- Ensure monthly safety meetings are scheduled and that safety topics are relevant for the property and team members.
- Keep all team members aware of any asbestos or lead on the property; maintain binders and follow proper removal procedures.
- Special projects and other responsibilities may be assigned as needed.
