Position

Summary

The Handyman, Level 3 performs advanced general building maintenance across mixed-use residential and commercial properties in the Lower East Side. This role supports the overall safety, functionality, and appearance of the buildings and reports directly to the Facilities Manager. This position requires strong hands‑on trade experience, independent problem‑solving skills, professionalism with residents, and the physical ability to perform routine repair and preventative maintenance work.

Responsibilities

(include but are not limited to):
  • Perform general repairs across plumbing, carpentry, drywall, painting, flooring, and light electrical systems
  • Conduct preventative maintenance on plumbing, heating, and electrical systems
  • Repair windows, doors, locks, screens, light fixtures, switches, and outlets
  • Change locks and re‑key units as needed
  • Replace smoke and carbon monoxide detectors
  • Snake drains and address minor plumbing blockages
  • Lay tile and flooring; complete carpentry installations
  • Supervise third‑party contractors and utility vendors when required
  • Accurately complete and document work orders
  • Respond to emergency calls during evenings and weekends as scheduled
  • Travel between multiple buildings using a company‑provided utility bicycle
  • Maintain respectful, professional communication with residents at all times
Requirements
  • Minimum 4 years of building maintenance experience
  • Strong working knowledge of carpentry, plumbing, and light electrical work
  • Skilled in drywall repair, paint touch‑ups, tiling, flooring installation
  • Experience repairing windows, doors, locks, and hardware
  • Proficient with hand and power tools
  • Basic computer skills;
    Yardi experience preferred
  • Excellent customer service and communication skills
  • Flexible availability including evenings and weekends
Required Certification (must hold at least one):
  • S12 – Certificate of Fitness for Citywide Sprinkler Systems
  • S13 – Certificate of Fitness for Citywide Standpipe Systems
  • P99 – Certificate of Fitness for Low Pressure Oil Burner Operator
  • S95 – Certificate of Fitness for Supervision of Fire Alarm Systems
Other Requirements
  • Ability to walk between floors and buildings, including outdoor exposure to varying weather conditions
  • Ability to stand, bend, squat, and regularly lift up to 50 pounds
  • Ability to move furniture and carry maintenance equipment as needed
  • Commitment to teamwork, collaboration, and strong customer service
  • Understanding of institutional and structural inequities and their impact on underserved communities
  • Maintain professionalism, accountability, and a respectful approach at all times
