Location: New York
Job Summary
The Engineer will be responsible for assisting the Chief Engineer by overseeing all union tradesmen responsible for the maintenance of all mechanical systems. They will coordinate, interpret, maintain, and repair facility equipment, including switch gear, panel boards, distribution, lighting, lighting control equipment, plumbing systems, HVAC systems, Life Safety systems, etc., to ensure continuous, safe operation in the most economical manner.
Responsibilities- Work closely with the Chief Engineer and team to adhere to work plans and schedules, ensuring building well‑being.
- Perform MEP repairs and close‑out of tenant work order repairs, preventative maintenance programs, emergency repairs, and budgeted projects.
- Respond to emergencies and unanticipated events and abnormal conditions.
- Maintain base building equipment per direction (e.g., lubrication, filter changes, inspections, cleaning, chilled water plant work).
- Monitor HVAC, cooling tower/condenser water systems (operating 24/7/365) and domestic hot water.
- Paint equipment and machinery rooms.
- Implement repairs to base building equipment or facilitate them via outside entities.
- Monitor water treatment and maintain treatment equipment.
- Respond to tenant service requests via the Building’s work order management system, e.g., picture‑hanging, restroom repairs, hot/cold calls, and other engineering services.
- Ensure actions follow Building Rules and Regulations and applicable codes and labor regulations.
- Administer fire alarm and fire suppression system shutdowns as necessary.
- Conduct fire alarm tests and watches.
- Conduct visual checks of property exterior, setbacks, roofs, and sewage pumps.
- Start appropriate HVAC equipment (e.g., base building AHU, chilled water plant, domestic hot water) as needed.
- Replace light bulbs in non‑contracted areas as required.
- Read utility meters.
- Accommodate DOB, FDNY, DEP, & Con Ed personnel for monthly meter readings, inspections, tests, and requests.
- Accommodate window cleaners for semi‑annual window cleaning.
- Accommodate building management and leasing requests.
- Accommodate outside contractors for work undertaken by the building or tenants.
- Serve as fire brigade member.
- Minimize tenant disturbances.
- Ensure high level of tenant satisfaction and prompt response to requests.
- Address problems promptly with careful prioritization.
- Visually inspect machinery.
- Walk up and down stairs for inspections and emergency procedure practice.
- Detect emergency alarms by auditory, visual, and olfactory senses.
- Inspect equipment on roofs or other high places.
- Climb to roof of the building during power loss and other emergencies.
- Work on hands and knees for inspection, repair or maintenance of equipment located low to the roof, floor slabs or ground.
- Work weekends and extended hours.
- Respond 24/7 to building emergencies.
- Climb ladders to conduct inspections, maintenance and repairs.
- Move heavy objects with appropriate tools and equipment.
- Carry heavy objects such as five‑gallon pails up several flights of stairs.
- Strong interpersonal, coaching, and training skills.
- Strong oral and written communication skills.
- Basic MS Word, Excel, and Outlook proficiency.
- Computer skills and building automation system experience required.
- Certification meeting OSHA ACM awareness training requirements as required.
- Working knowledge of energy conservation.
- Knowledge of Building Management & Control Systems and Work Order Management System.
- Strong problem identification, reasoning, and communication skills.
- Experience with project management and scheduling.
- Detail oriented in all tasks, repairs, construction oversight, etc.
- Technical ability.
- Knowledgeable on sustainability efforts and practices.
