Phipps Houses is one of the nation’s oldest and largest not‑for‑profit developer and owner of affordable housing. The organization develops, finances, constructs, and manages new and rehabilitated multi‑family housing for low to middle‑income New Yorkers. Through its subsidiary Phipps Houses Services, Inc., it manages residential and commercial properties, and its tax‑exempt affiliate, Phipps Neighborhoods, provides human services to its development communities.

We are looking for a bright, energetic Superintendent for our Crotona Park West location. The Superintendent will be provided with a rent‑free 2‑bedroom apartment.

Position is eligible for a sign on bonus.

Salary: 60,000–65,000 K. Salary commensurate with education, training, worksite size, and location.

Candidates must have the following current certifications: S13 Standpipe and S12 Fire Sprinkler. Candidates must be able to present these prior to the interview process.

Primary Function:
The Superintendent performs basic electrical, plumbing, mechanical, heating, and air conditioning work as well as some carpentry work. The Superintendent will also assist other Superintendents as needed with the other buildings at the site and must be able to answer to emergency calls at night. A rent‑free apartment is provided in connection with the requirement to be on call for emergencies.

• Manage day‑to‑day maintenance and operations of the property
• Ensure transition of apartment turnovers, including oversight of the punch list and acceptance process
• Maintain the timely maintenance of all building operations and systems, including coordination of preventative maintenance work
• Ensure the property passes all surveys
• Maintain inspection logs for the sprinkler systems, fire extinguishers, and other building systems
• Coordinate with contractors for outsourced repairs
• Participate in the interviewing and hiring of maintenance staff
• Purchase all maintenance supplies and keep accurate inventory
• Know the heating and water systems in the building
• Assists custodian in sweeping, mopping, disposing of trash, and during inclement weather removing snow
• Maintain fresh paint in the interior and exterior of the property
• Address all work ticket orders to make repairs in apartments
• Prepare and provide facilities updates for Director and funder DHS
• Utilize Yardi to enter requisitions and follow up on purchase orders with vendors
• Accept deliveries and provide the packing slips to the administrative assistant
• Utilize Ultipro to approve time off requests from porters
• Attend the hearings for any violations in the facility
• Respond to and report any emergencies, and concerns to supervisor
• Participate in supervision, staff meetings, and professional development trainings

• High school diploma or GED with two to three years experience in basic electrical, plumbing, mechanical, heating, and air conditioning work as well as some carpentry work
• Current certifications: S13 Standpipe, S12 Fire Sprinkler, and Citywide Fire Guard For Impairment (F‑01)
• Strong organizational, verbal, and written communication skills
• Strong problem‑solving skills
• Superior customer service skills
• Proficiency in safety using tools associated with the job
• Knowledge of building codes and safety standards as set forth by state and federal governments
• Ability to walk up and down stairs with tools and equipment; flexible to address emergencies
