What this job involves: This union position requires maintaining and operating all mechanical, electrical, plumbing and HVAC systems in commercial building environments. You'll ensure optimal building performance through preventive maintenance, emergency response, and hands-on repairs while adhering to safety protocols and regulatory requirements.
Your day-to-day tasks will include:
- Perform all plumbing, electrical, and HVAC requirements including maintenance of heating equipment, chillers, pumps, cooling towers, and air distribution systems
- Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, and diffusers
- Conduct preventive maintenance including changing filters, cleaning coils, flushing condensers, greasing bearings, and inspecting belts according to JLL standards
- Perform general building repairs including doors, ceilings, hand railings, floors, and plumbing fixtures
- Inspect engine room equipment, fan rooms, cooling towers, motors, pumps, electrical rooms, and backup generators
- Monitor energy management systems and chemical treatment programs for water systems
- Conduct fire and life safety inspections ensuring emergency exits are clear and properly functioning
- Respond immediately to emergency situations such as equipment failures, fires, or evacuations
- Document all maintenance activities and report to supervisor
Requirements:
- High school diploma or GED equivalent
- Minimum Q-99 or Q-01 FDNY Certificate of Fitness (Local 94 Union requirement)
- 5+ years of experience operating mechanical, electrical, and plumbing systems in commercial properties
- Valid driver's license with good driving record
- Basic computer skills in Outlook, Excel, and Word
- Physical ability to lift 50+ lbs, climb, stoop, and work in varying conditions
- Ability to work extended periods including shift work and on-call duties
- Graduate of apprentice program or trade school
- Journeyman or Master Electrician License
- City licenses such as Refrigeration Certificate of Fitness, High Pressure Boiler License, or High Pressure Steam Operator
- Universal Technician certification for CFCs
- Experience with energy management systems and building automation
- Knowledge of NFPA codes and commercial building operations
