Client: Real Estate Developer and Management Firm

Role: Portfolio Property Manager – Residential Properties

Salary: $120,000 - $140,000/annually

Location: New York City (on-site 4 days a week)

Overview: A well-established real estate firm in New York City is seeking an experienced Portfolio Property Manager to oversee a group of 5 – 10 residential buildings, primarily condominiums and cooperatives. This role requires hands-on experience in managing condo/co-op properties, with a strong foundation in financial oversight and board relations.

Responsibilities:

  • Manage day-to-day operations across a portfolio of residential buildings, ensuring smooth property performance and resident satisfaction.
  • Develop and maintain annual operating budgets for each property, including detailed year-over-year variance analysis.
  • Serve as the primary liaison to building boards, attending meetings and providing strategic guidance on property matters.
  • Review and interpret governing documents such as proprietary leases, bylaws, offering plans, and master deeds.
  • Coordinate with internal teams and external vendors to ensure timely maintenance, compliance, and financial reporting.
  • Monitor and report on financial health of each property, including monthly financials, assessments, and capital planning.
  • Lead communication efforts with board members (typically 7–13 per building), addressing concerns and presenting financial and operational updates.

Qualifications:

  • Minimum of 4-5 years of experience managing condominium and/or cooperative properties.
  • Proven ability to manage multiple buildings and unit counts simultaneously.
  • Strong understanding of residential property governance and legal documentation.
  • Proficiency in budgeting, financial reporting, and variance analysis.
  • Excellent interpersonal and communication skills, with experience presenting to boards and senior stakeholders.
  • Candidates with exclusive affordable housing backgrounds will not be considered for this role.
