TK Elevator is currently seeking an experienced Project Manager
- Major Projects Modernization in Manhattan, NY
Responsible for managing modernization projects exceeding a minimum of $3M or those classified as complex. This role ensures that all projects are executed efficiently, on schedule, within budget, and in compliance with safety and regulatory standards. The position requires extensive expertise in project management, construction operations, and elevator modernization processes while fostering a culture of safety and operational excellence.
ESSENTIAL JOB FUNCTIONS Project Coordination & Execution- Leads modernization projects over $3M or complex in scope, ensuring timely and cost-effective completion in coordination with local sales and operations teams.
- Develops and maintains project schedules, monitoring milestones and deliverables.
- Surveys and orders all material associated with Modernization Projects in coordination with the local branch.
- Creates mechanic job binders to provide a clear scope of work.
- Allocates and manages resources, ensuring project feasibility and efficiency.
- Works with branch superintendents to maintain execution consistency.
- Implements risk management strategies to minimize potential disruptions.
- Identifies opportunities to improve workflow, resource utilization, and efficiency.
- Monitors and reports financial and labor costs at the project, branch, and area levels.
- Supports the execution of company safety programs and training.
- Maintains comprehensive project documentation and approvals.
- Issues purchase orders and manages job submittals for building owners and consultants.
- Serves as the primary point of contact for customers, sales teams, and modernization managers regarding project updates.
- Prepares final acceptances and oversees project turnovers upon completion.
- Proficiency in Oracle, Microsoft Project, and Microsoft Office (Excel & PowerPoint).
- Utilizes project management tools to measure performance and track progress.
- Manages scope changes, scheduling adjustments, and cost modifications using appropriate verification techniques.
- Bachelor’s degree in construction management, engineering, or related field preferred.
- Minimum 3 years of experience in the elevator or construction industry.
- Strong knowledge of elevator equipment, modernization procedures, and installation processes.
- PMP (Project Management Professional) certification preferred.

- Requires ability to sit for extended periods and occasionally lift up to 20 lbs.
- Travel up to 25% as required.
Salary range: $120,000- $167,000. The role offers annual incentive program.
