Senior Payroll Manager - NYC Real Estate (Union & Non-Union)

The OpportunityWe are seeking a high-caliber Senior Payroll Manager to take the helm of our payroll department for a premier NYC real estate portfolio. This isn't just a "processing" role; we are looking for a strategic leader to modernize our systems, drive technological efficiencies, and ensure flawless compliance across a complex mix of union (32BJ, 272) and non‑union assets.
The Mission- Department Leadership: Build and mentor a high-performing payroll team. You will own the full talent lifecycle from hiring and training to performance evaluations.
- Process Modernization: Lead the charge in auditing current workflows and implementing cutting‑edge technology to automate and streamline our payroll ecosystem.
- Compliance & Audit Mastery: Serve as the subject matter expert on NYC labor laws, prevailing wages, and union regulations. You will lead Local 32BJ audit responses and ensure we are always "audit‑ready."
- System Management: Maintain and optimize our ADP (RFN/RFM) environments to ensure salaries, benefits, garnishments, and deductions are processed with 100%% accuracy.
- Union Expertise: Navigate the complexities of NYC Unions (32BJ, 272, etc.), including benefit tracking and prevailing wage rules.
- Asset Support: Manage HR requirements and benefit tracking for non‑union building staff.
- Financial Oversight: Oversee Workman's Compensation tracking and maintain a secure database for executive salaries and bonuses.
- System Integrity: Implement and review payroll processing systems to ensure timely transactions for all salaries and deductions.
- Audit Defense: Act as the primary point of contact for external auditors, providing impeccable records and documentation.
- Experience: 5-10 years of progressive payroll experience, with a preference for NYC Real Estate or Property Management.
- Technical Mastery: Deep proficiency in ADP RFN (Workforce Now) and RFM
- Union Savvy: Demonstrated success managing union payroll and responding to 32BJ/NYC union audits.
- Education: Bachelor's degree in Accounting, HR, or Business Administration.
