Primary Responsibilities
The primary responsibility of the Facilities Manager at Wyandanch Village is to consistently create a clean and safe environment for all residential and commercial tenants. The Facilities Manager provides leadership to the overall operation, maintenance, and repairs of the apartments and (interior and exterior) common areas of the buildings, including the mechanical systems, building management automation system (BMS), security and access control systems, and life safety systems throughout the buildings.
He plans, schedules and supervises preventative and routine maintenance, cleaning, insect and pest control, landscaping and snow removal. He ensures that the buildings maintain the required operating certifications and record‑keeping as required by codes and best practices, and that the facilities comply with all Federal, State, County and Town property regulations. The Facilities Manager reports directly to the Vice President of Building Management and Operations.
- Ensure that Wyandanch Village buildings and grounds are functional, clean, organized, and safe.
- Provide overall leadership of building maintenance, including planning, developing and performing preventative and routine maintenance schedules, as well as planning, developing and overseeing capital projects and budgets. Maintain all mechanical infrastructure systems, electrical, plumbing and HVAC. Operate and adjust the building automation system (BMS) to ensure efficient and effective operation of all building systems.
- Work collaboratively with the on‑site property management and leasing teams to support all property management and maintenance coordination.
- Complete tenant work orders, repair work and projects in a timely manner. Where possible, self‑perform repair work and oversee contractors performing work within the Wyandanch Village operating portfolio. Conduct bid reviews and recommend selection of contractors.
- Work with the Vice President of Affordable Compliance & Management and outside agencies (FD, DOH, DOB, NYS HCR, TOB, etc.) to ensure compliance with all local, state and federal regulations related to facilities and grounds. Maintain all required logs and record books.
- Train, develop, schedule and direct assigned maintenance and cleaning staff and outside contractors. Where applicable, review and evaluate performance and develop strategies to motivate staff and achieve goals.
- Work with Property Management team on a regular basis to address and resolve any security, tenant and/or maintenance issues and to provide best‑in‑class management services.
- Maintain positive relationships with tenants, staff and vendors, showing respect by listening carefully and demonstrating empathy when dealing with difficult situations.
- Respond to emergency situations 24/7 as necessary. Plan, schedule, and direct maintenance staff members for on‑call responsibilities in various emergency situations.
- Supervise all cleaning, maintenance and residence staff, coordinating with Property Management team to achieve a high level of productivity with available resources.
- Provide leadership to the security team. Other activities and duties as needed to address the ongoing health and well‑being of staff and tenants.
- Experience in building maintenance and/or education in the trades.
- 5+ years of supervisory experience and a track record of hiring, developing, and retaining high‑performing teams.
- Advanced proficiency in HVAC, plumbing, electrical and appliance repair.
- HVAC certification preferred.
- Knowledge of risk management, OSHA and MSDS.
- Personal, reliable transportation to get to work and respond to on‑call emergencies.
- Basic computer skills and comfort using various software, apps and computer programs.

Salary: $90,000 - $140,000 per year
