Title: Real Estate Development & Acquisitions Manager
Location: New York City, NY
Key Responsibilities Acquisitions & Underwriting- Source and evaluate new development and acquisition opportunities across New York, New Jersey, and Connecticut
- Perform detailed financial underwriting, including cash flow modeling, IRR analysis, and sensitivity scenarios
- Lead due diligence efforts including zoning analysis, market research, and consultant coordination
- Assist in structuring transactions, joint ventures, and financing strategies (debt, equity, tax credits)
- Interface with agencies such as HPD, NYCHA, HDC, and other local/municipal stakeholders
- Navigate LIHTC, PACT/RAD, and other affordable housing programs and compliance requirements
- Assist in securing approvals, permits, and public financing
- Build and maintain relationships with brokers, owners, municipalities, and capital partners
- Identify off-market opportunities and contribute to pipeline growth
- Represent the firm in industry events and meetings
- Oversee projects from pre-development through completion, ensuring adherence to timelines, budgets, and quality standards
- Coordinate with architects, engineers, general contractors, and third-party consultants
- Interface closely with the general contracting team on design development, budgeting, value engineering, and overall constructability to ensure efficient project execution
- Monitor construction progress, review budgets, and manage change orders in collaboration with construction teams
- Support lease-up and stabilization efforts alongside asset management
- 7-10 years of experience in real estate development, acquisitions, or construction
- Strong experience with residential projects in NYC, including both affordable housing and market-rate developments
- Proven financial modeling and underwriting skills (Excel proficiency required)
- Solid understanding of construction processes, budgets, and project lifecycle
- Experience working with NYC agencies (HPD, NYCHA, DOB, etc.) preferred
- Demonstrated ability to manage multiple projects and stakeholders simultaneously
- Strong communication, negotiation, and relationship-building skills
