VP, Affordable Housing

A New York–based real estate investment platform focused on affordable housing acquisition, development, and preservation is seeking a Vice President to lead NYC affordable housing preservation and development transactions. This is a hands-on, high-ownership role for an affordable housing professional.

• Lead NYC affordable housing preservation transactions from feasibility through closing.
• Work directly with HPD, HDC, and HCR to structure transactions utilizing public subsidies, tax-exempt bonds, and LIHTC equity.
• Prepare and manage IPNA submissions and coordinate with agencies, consultants, and legal counsel.
• Personally underwrite and model transactions, including regulated rents, PBV contracts, tax abatements (Article XI, 420-c), and agency loan terms.
• Structure layered capital stacks, including senior debt and subordinate/soft public loans.
• Interpret regulatory agreements and financing documents with long-term ownership strategy in mind.
• Lead due diligence, identify key risks, and develop mitigation strategies.
• Prepare investment memoranda and own transactions end-to-end.

• 8–10 years of experience in NYC affordable housing finance, preservation, development, or acquisitions.
• Strong knowledge of HPD, HDC, and HCR programs and NYC regulated multifamily housing.
• Familiarity with legal rent frameworks, PBV contracts, and NYC tax abatements (Article XI, 420-c).
• Working knowledge of Private Housing Finance Law Section 610.
• Advanced Excel and financial modeling skills.
• Strong communication, organization, and execution abilities.
