We are looking for an experienced Resident Manager to join our team at Clinton Management. The role requires leadership, a proactive approach to maintenance, and outstanding customer service.
Responsibilities- Supervise building staff members – assign work, coach, develop staff, hire, and handle disciplinary actions.
- Collaborate with property management and maintenance teams to coordinate repairs, maintenance schedules, and unit turnovers.
- Conduct regular inspections to identify potential safety hazards, ensure compliance with safety regulations, and report concerns to the Property Manager.
- Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management systems.
- Inspect property mechanical systems daily and address safety issues immediately.
- Provide excellent customer service to residents and be a responsive point of contact for all maintenance inquiries.
- Assist in preparing staff work and preventive maintenance schedules, daily rounds, and maintain an inventory of supplies and tools.
- Conduct routine preventative maintenance activities in partnership with a supervisor.
- Maintain workplace safety policies and standards.
- Perform or schedule move‑out inspections for vacating tenants.
- Work with the Property Manager on incident and management reports.
- Collaborate with construction and development departments.
- Perform other duties as assigned by management.
- 3‑5 years of superintendent experience in a rental building.
- Working knowledge of city, state and federal programs and regulations.
- Experience with repairs, maintenance, and mechanical systems.
- Strong communication skills with all levels of management, residents, vendors, leasing, accounting, and collection departments.
- Proficient with email, Word and Excel.
- Ability to create and analyze budgets and quarterly management reports.
- Excellent organizational skills and a proactive approach to problem‑solving.
- Customer‑service orientation; ability to remain calm in stressful situations.
- Must respond quickly to emergencies such as gas, fire, and flood.
- Hands‑on ability to maintain property; experience with Paycom, Yardi, and Happy Co is a plus.
- Work closely with the PM and facilities team and submit daily recaps to upper management.
- Standpipe, sprinkler, and FACP licenses a plus; bilingual a plus is also desirable.
- Rental building experience is a plus.
$70,000 – $75,000 plus an apartment; number of rooms depends on the building.
