POSITION PURPOSEAs the Real Estate Manager at Aesop, you will shape the future of our unique retail footprint. Reporting to the Head of Property, you will own the new store development pipeline and manage our dynamic property portfolio across the USA and Canada, as aligned with the approved growth strategy.
You will have a solid understanding of retail property and the retail landscape in the USA and Canada., supporting the Head of Property and the senior leadership team with the administration and development of Aesop’s Retail Property portfolio. In this role, you will contribute to the success of Aesop’s unique retail experience according to its site selection criteria, core principles, strategy and values.
MAINRESPONSIBILITIES
- Portfolio Management: Lead efforts around company’s retail real estate portfolio across assigned U.S. & CAN markets, including lease negotiations, renewals, restructures, terminations, relocations, and new site acquisitions.
- Lease Strategy & Optimization: In partnership with Head of Property, develop and execute proactive leasing strategies to support brand expansion, right-sizing, and market repositioning, while optimizing occupancy costs and improving store performance.
- Site Selection & Market Planning: Collaborate with Commercial, Design, Finance, teams to evaluate market & site opportunities, identify high-potential locations, and make data-driven decisions on new store openings and closures.
- Landlord & Broker Relations: Build and maintain strong relationships with landlords, developers, and national brokerage partners to secure favorable lease terms and early access to desirable sites.
- Cross-Functional Collaboration: Partner with Commercial, Design, Legal, and Finance teams to ensure seamless execution of store openings, refurbishments, relocations, and closings.
- Financial Analysis & Budgeting: Negotiate deal structures that align with set financial & KPI metrics and favorable lease terms that align with our global standards; prepare and present new store Business Cases to executive leadership.
- Process Improvement & Compliance: Adhere to and improve upon leasing policies, procedures, and reporting standards to ensure efficiency, consistency, and compliance across all transactions.
- Performance Monitoring: Track key metrics, including occupancy costs, lease expirations, and sales performance by location; leverage insights to make portfolio optimization recommendations.
- You have progressive experience in retail property development & management, within a national or global retail brand with a diverse and varied portfolio
- You have In-house Real Estate or Property experience
- You use data-driven insights to make smart decisions and can develop proactive strategies for portfolio optimization
