Key Responsibilities
- Lead project manager for all environmental remediation scopes, including lead-based paint stabilization, full abatement, asbestos removal, and related hazard mitigation.
- Oversee planning, sequencing, and execution of remediation activities across multi-building, occupied developments.
- Ensure compliance with EPA, HUD, HPD, NYCHA, OSHA, and local NYC regulations governing lead and asbestos work.
- Manage applications and documentation for Lead Free Exemptions, clearance testing, and regulatory sign-offs.
- Coordinate with environmental consultants, industrial hygienists, and testing agencies to ensure proper sampling, reporting, and clearance.
- Maintain detailed logs for abatement activities, air monitoring, waste manifests, and regulatory submissions.
- Prepare and review change orders, RFPs, and scopes specific to remediation work.
- Interface with HPD, NYCHA, and other agencies on compliance, reporting, and requisition approvals.
- Supervise remediation contractors and monitor field performance to ensure safety, quality, and adherence to approved work plans.
- Conduct field inspections, unit readiness checks, and turnover documentation following abatement.
- Coordinate remediation activities with broader renovation scopes to minimize resident disruption and maintain project schedule.
- Prepare monthly requisitions, pencil draws, and cost tracking specific to environmental scopes.
- Manage procurement of remediation services, including bid packages, buyouts, and contract negotiations.
- Track and manage environmental change orders and budget impacts.
- 5+ years of experience in construction or environmental project management, with significant exposure to lead and asbestos remediation.
- Experience managing remediation in occupied multifamily housing, preferably NYCHA or affordable housing.
- Strong understanding of environmental regulations, clearance processes, and abatement protocols.
- Proven ability to coordinate multiple stakeholders and maintain rigorous documentation.
- Excellent communication, organization, and leadership skills.
