• Maintenance and Repairs
  • Handling minor repairs for residents (leaky faucets, clogged drains, malfunctioning appliances).
  • Performing routine maintenance to keep building systems running smoothly.
  • Overseeing larger repair projects, coordinating and supervising external contractors ensuring quality work and safety compliance.
  • Conducting routine inspections of HVAC, plumbing, electrical systems, roofs, walls, fire escapes.
• Cleaning and Janitorial Duties
  • Maintaining cleanliness and upkeep of common areas such as lobbies, hallways, and grounds.
  • Managing trash and recycling, ensuring proper disposal and adherence to local regulations.
  • Snow removal and landscaping maintenance.
• Tenant Relations and Communication
  • Responding to resident requests promptly and professionally.
  • Communicating maintenance schedules, building projects, and announcements to residents.
• Building Security and Safety
  • Maintaining security systems such as alarms, cameras, and access controls.
  • Responding to emergencies (power outages, leaks, security breaches) and coordinating with emergency services.
  • Conducting safety inspections to identify hazards and ensure compliance with codes.
• Administrative and Financial Tasks
  • Record keeping of maintenance activities, repairs, inspections, and tenant communications.
  • Managing supplies and equipment inventory.
• Staff Supervision
  • Training, scheduling, and supervising porters and handymen.
