Overview: The Handyperson candidate will be responsible for maintenance support in the apartment community and be accountable for helping the company deliver on our resident commitments of exceptional move‑in, residential satisfaction, express service, and personal attention. The candidate will also serve as a member of the Emergency Response Team and assist with fire, non‑fire, medical, and/or other building related emergencies.
The Durst Organization is seeking two Handypersons for 10 Hallett's Point, our residential property located in Astoria, Queens.
Shift(s) and schedule(s) for this position:
- Sunday – Tuesday: 8 a.m. – 4:30 p.m.
- Wednesday and Thursday: 1 p.m. – 9:30 p.m.
- Friday & Sunday off.
- Friday – Tuesday: 1 p.m. – 9:30 p.m.
- Wednesday and Thursday off.
Salary is $32.60 per hour. Overtime rate is $48.90.
Responsibilities- General maintenance, orderliness, and cleanliness to ensure the facilities and equipment in the building and resident’s apartments are in good working order at all times.
- Execute daily routine work orders and escalates issues upward as necessary.
- Build and repair cabinets, counters, closets, and other carpentry as needed.
- Make minor electric repairs (switches, receptacles, light fixtures, etc.).
- Plaster and paint as needed on small and large scales.
- Perform minor plumbing including repairing leaks, partial pipe replacements, appliance repairs (washers/dryers, refrigerators, etc.).
- Repair entrance and internal doors, locks, hinges, create keys and other operable hardware.
- Snow removal and perimeter maintenance as required.
- Safely start up, maintain, repair and shut down building‑wide equipment.
- Perform basic mechanical, plumbing, electrical and HVAC work.
- Service and perform daily and weekly maintenance on boiler.
- Perform preventive and predictive maintenance on all MEP equipment and systems.
- Observe/evaluate corrective maintenance or repair on equipment.
- Perform apartment inspections prior to and upon resident move‑out to verify apartment condition and determine necessary repairs.
- Be on call for emergencies and projects as assigned by the Property Manager / General Manager.
- Perform and support monthly or periodic inspections of building systems (HVAC, electrical distribution, structural, vertical transportation, roofs, parapets). Complete required logs and prepare a detailed report of discrepancies and report up the chain of command.
- Maintain all fire protection and security systems including required preventative maintenance, inspections, and documentation.
- Inspect and test all emergency equipment as required to ensure compliance.
- Request materials, tools, and supplies as needed.
- Maintain a highly efficient safety program with emphasis on awareness, discipline, and compliance. Overall safety program to conform to OSHA standards, applicable building safety manual, and other safety venues as deemed appropriate.
- Practice proper PPE compliance and maintain a safe working record and environment.
- Maintain overall cleanliness and appearance of mechanical rooms and note repairs are completed on a timely basis.
- Manage spare and critical parts room inventory for MEP systems and appliances.
- Represent the TDO brand and always communicate with building residents in a professional manner while maintaining a high level of customer service.
