General Responsibilities

Under the supervision of the Superintendent, maintains a decent, safe and sanitary facility. Responsible for the upkeep of grounds, common areas, building exteriors. Assist the Superintendent with simple repairs including but not limited to painting, light carpentry, plumbing, and electrical.

Duties and Responsibilities Maintaining Building Interior
  • Cleans hall areas, stairwells, apartment doors, windows and sills, baseboard crowns, elevator cabs, elevator floor bucks, trash closets, hoppers, slop sinks, hallway and lobby floors, vestibule floors, all glazed areas, pictures, light fixtures, metalwork, storerooms, workshops, laundry rooms, roofs and bathrooms. Mops, vacuums, washes, scrubs, and/or waxes floors.
  • Removes rubbish from property by conducting regular garbage runs throughout the property. Empties wastebaskets and collects trash from the facility. Places trash in garbage bags and puts bags in designated area for removal. Assists in DSNY pickup as necessary.
  • Clean and remove all items left in vacant apartments, dusts vestibule and all other areas.
  • Clean offices as assigned. Dusts desks, chairs, and windowsills, pictures on walls, file cabinets and other office/facility furniture and equipment. Empty waste receptacles.
  • Move appliances such as stoves, refrigerators and air conditioning units to and from apartments.
  • Set up and breakdown rooms for meetings.
Maintaining Building Exterior
  • Trims shrubbery, weeds, sweeps sidewalks, courtyards and parking lots.
  • Removes debris from grounds including grass and landscaped areas.
  • Keeps common areas free from graffiti and/or any unsightly marks.
Safety and Emergency Response
  • Participate in emergency preparedness training as directed by Management.
  • As directed by supervisor, safely respond to all alarms by immediately, proceeding to the affected area, entering the apartment (if necessary), determining the nature of the emergency, notifying appropriate emergency services, tenants and supervisor. Completing and submitting an incident report to the Superintendent.
  • Identify and correct any conditions that may cause hazardous conditions and accidents. Examples such as wet surfaces, poor lighting, sharp edges, trip hazards, and blocked exists.
  • Assist in preparing for and/or responding to inclement weather, including but not limited to snow removal, salting, shoveling, operating weather-related equipment, laying out runner carpets at all entrances, securing outdoor furniture, and reporting any weather-related maintenance issues or defects immediately.
In General
  • Fixing minor issues such as changing light bulbs, clearing blocked sinks, and assisting the Superintendent as needed to assess and complete maintenance tasks.
  • Assist Superintendent as required in preparing for all facility inspections, including but not limited to annual unit inspections and REAC HUD inspections.
  • Demonstrates customer service skills by treating residents, visitors, and staff with respect, and responding sensitively to complaints about maintenance needs and/or services.
  • Performs other related tasks as requested or assigned.
Requirements
  • High School Diploma or G.E.D. preferred.
  • Ability to read, write, speak and follow directions in English.
  • Ability to perform heavy lifting, moving or carrying packages, furniture or office equipment.
  • Ability to operate equipment/tools/and powered machinery such as snow blowers, landscaping machinery and floor maintenance equipment.
  • May be required to work overtime, including evenings and/or weekends as assigned.

    Must be able to climb stairs, climb ladders and bend.
  • Understanding of basic computer skills including accessing company email.
