Overview

Maintenance Supervisor role at Conifer Realty. IMMEDIATE OPENING. Conifer Realty is seeking candidates with maintenance supervision experience in residential settings, including leadership, county inspections, and Fair Housing compliance to support our Woodburn Court II Apts. (50 units).

Location: Woodburn Court II Apts. (50 units)

Compensation: Salary range $21.00 - $25.00 per hour (actual compensation may vary based on experience, skills, certifications, location, etc.). This range does not include bonuses or additional forms of compensation.

• Full-time, 40 hours weekly
• Hours typically Monday – Friday, 7:30 AM - 4:00 PM

• Communicate with Community Manager on status of make-ready units.
• Perform minor or routine painting, plumbing, electrical, carpentry and other maintenance tasks; complete and maintain daily/weekly/monthly tasks.
• Emergency on-call duties as required or assigned.
• Use On-Call Log book per instructions; notify Community Manager if service requests cannot be completed due to parts or other reasons.
• Ensure timely punch-out of vacant units; maintain a clean, orderly workshop and storage area.
• Keep company tools, equipment, and vehicles in good working order.
• Purchase inventory within budgeted guidelines in coordination with the Community Manager.
• Institute and maintain preventive maintenance schedules.
• Maintain physical maintenance and appearance of vacant units, hallways, grounds, office, laundry, and trash areas.
• Review outside contractors for quality, cost, and timeliness; assist in soliciting and obtaining bids as needed.
• Supervise maintenance or contracted staff and ensure Conifer Customer Service Standards are met.
• Report major repairs and environmental hazards promptly; follow all company policies, procedures, and regulatory requirements.
• Coordinate and perform snow removal and other duties as assigned; may be required to work overtime with pre-approval.
• Read and adhere to all safety, regulatory, and operational manuals.
• Ability to work inside/outside in all weather; physical capability to perform heavy work up to 100 lbs. and frequent lifting up to 50 lbs.
• May be required to assist at other Conifer locations as needed.

• Minimum 5+ years of hands-on apartment maintenance experience preferred.
• Experience in painting, minor plumbing & electrical, carpentry, drywall; HVAC is a plus.
• Knowledge of safety rules for cleaning supplies and maintenance equipment; reliable transportation and valid driver's license.
• Ability to respond within 30 minutes to on-call emergencies on property on a rotating basis; assist with snow removal and grounds upkeep as needed.
• Ability to read and comprehend operation manuals and regulatory requirements; supervisory and performance management capabilities.
• Budgeting experience; understanding of accounts payable/receivable for maintenance operations.
• Proficient in MS Office (Word, Excel, Outlook) and an affordable housing software program (e.g., Yardi) or similar.
• Minimum High School Diploma/GED; vocational training in building/construction is a plus.
• Certifications in environmental hazards, maintenance, building, or construction are desirable or willing to obtain; OSHA knowledge required.
