Role DescriptionWe are seeking an Associate or Senior Associate with 4–5+ years of experience and direct multifamily transaction exposure. This is a principal-side investing role with real ownership across sourcing, underwriting, capital structuring, and transaction execution. The individual will work alongside firm leadership and play an active role in evaluating and closing multifamily investments.
Responsibilities- Independently underwrite multifamily acquisition opportunities, including building, auditing, and stress-testing detailed financial models.
- Build and maintain broker relationships to drive on and off-market deal flow.
- Develop defensible investment recommendations supported by market analysis, rent comps, detailed operating projections, and capital expenditure budgets.
- Prepare institutional-quality investment memoranda and materials for firm principals and capital partners.
- Lead due diligence efforts, including financial analysis, capital expenditure budgeting, and coordination with third parties.
- Contribute to capital stack strategy and execution, including sourcing and structuring acquisition financing.
- Assist in negotiating purchase agreements and managing transaction timelines through closing.
- Track pipeline activity and maintain the acquisition database.
- Participate in property tours and market visits.
- Assist with asset management and investor relations initiatives as needed.
- 4–5+ years of experience in real estate acquisitions, investment sales, capital markets, or related roles.
- Direct exposure to multifamily assets required.
- Strong financial modeling skills in Excel. A test will be provided in the interview process.
- Ability to analyze operating statements, rent rolls, and capital expenditure budgets.
- Strong Power Point skills with experience creating institutional-quality investment materials.
- Highly motivated self-starter who thrives in a lean, entrepreneurial environment.
- Extremely high level of attention to detail.
- Excellent organizational skills with the ability to manage multiple transactions and deadlines simultaneously.
