The Intermediate Architect / Architectural Designer (referred to as Intermediate Architect from here on in) works as part of the project design team to create and develop designs, produce drawings and assist in overseeing the construction process for various projects. They embody the culture of the studio and support the team to translate the aesthetic vision into a project.
Design- Research and develop architectural design concepts that match the client's aesthetic, functional goals and budget.
- Assist Director, Associate Director, or Sr. Architect on the design and development of all assigned projects; create drawings, renderings and any relevant items required for client presentations. For smaller projects, the Intermediate Architect may complete these tasks independently under the guidance of a Principal.
- Assist with the development of the design of MEP systems on select projects.
- Prepare drawing sets and documentation to be filed with local agencies including, but not limited to department of buildings, landmarks, or historic agencies with oversight from senior staff members.
- Manage project specifications and schedules with accurate product information for all windows, doors, hardware, plumbing, appliances, lighting and finishes.
- Assist coordination with project consultants and engineers to ensure project deliverables are coordinated and aligned to project goals.
- Work with Project Architect / Sr. Architect / Associate Director to ensure projects adhere to all applicable codes and energy standards.
- Assist in the preparation of applicable AIA contracts.
- Assist with and manage preparation of and circulating bid drawings to applicable contractors and fabricators, coordinate bid walk throughs, answer contractor questions and create bid level documents for Associate Director / Sr. Architect Review.
- Assist with Construction Administration and Contract Administration throughout project construction, including a first review of project submittals and shop drawings, samples and mockups.
- Attend site visits and circulate accurate meeting minutes to the client and project team.
- Create documentation of construction progress in written and photographic form.
- Work with designated project lead to respond to contractor RFI’s, create punch lists, and review contractor payment requisitions.
- Ensure the project files and documents are updated throughout a project, including during Construction Administration.
- Assist project staff with the procurement of architectural or construction items.
- For smaller projects, the Intermediate Architect may complete the above tasks independently under the guidance of a Designated project lead.
- Work across multiple deadlines, project scopes and aesthetics simultaneously.
- Maintain accurate project action item lists in the task management process.
- Responsible for time tracking and maintaining detailed and accurate timesheets, reviewing weekly budgeted project hours and adhering to project schedules.
- Attend client, consultant, and contractor meetings, document and circulate accurate meeting minutes to project teams and clients.
- Communicate with clients and colleagues in a timely manner and in the appropriate tone of the studio culture.
- Efficiently work with Project Architect / Sr. Architect / Associate Director on multiple projects; demonstrate strong communications skills with team members.
- Participate in the training and development and review of Junior Designers & Interns.
- Participates in studio culture building initiatives.
- Perform various additional administrative tasks as requested.
- Maintain the existing vendor list, and grow new vendor contacts and relationships.
