Construction Project Manager – Buffalo, NY

The company provides innovative and professional services throughout all phases of the construction life cycle, including Construction Management, Program Management, Owner Representation, Resident Engineering, Inspection, Preconstruction Consulting, Change Order Review, Value Engineering, Administration Assistance, Document Control and Staff Augmentation primarily for public clients.

Clients include the NYS Office of General Services, the State University Construction Fund, Dormitory Authority of the State of New York, NYC Health + Hospitals, NYC Department of Design and Construction, NYC Parks & Recreation, NYC School Construction Authority, NYC Economic Development Corporation, Battery Park City Authority, the NYS Parks, Recreation and Historic Preservation, and various municipalities throughout the state.

Position Description

The Project Manager will provide program management services for a varied portfolio of projects, including project planning, tracking, schedule performance, and project controls for monitoring of various building construction and renovation projects. The role involves project activities from initial planning through completion, ensuring projects meet internal requirements, stay within cost limits, and are finished on schedule. Project values generally exceed $10 million.

Minimum Requirements
  • Bachelor’s degree in Engineering, Architecture, Construction Management plus 8 years of relevant construction industry experience with public and/or private projects. Prior experience managing projects with a single value in excess of $10 million or a portfolio totaling this amount at a given time.
  • OSHA 30 certification.
  • Valid driver’s license and reliable transportation.
  • Higher Education or K‑12 experience is a plus.
Essential Skills
  • Ability to read and comprehend plans, specifications, addenda, bid materials, contracts and related construction documents.
  • Proficiency in project scheduling and critical-path evaluation.
  • Proficiency in project cost management.
  • Excellent oral and written communication skills.
  • Strong analytical and conceptual skills.
  • Experience using project management software such as Procore.
  • Independent work ability and sound judgment.
  • Proficiency in PC applications including Outlook, Excel, Word, and Bluebeam.
  • Initiative and drive.
  • Management skills.
  • Organizational skills and prioritization ability.
  • Strong interpersonal and diplomacy skills where appropriate.
Essential Functions
  • Establish regular communication with design team and contractor to evaluate project progress.
  • Communicate regularly with the owner and report on project progress.
  • Review and recommend payment for contractor invoices.
  • Review and recommend execution of potential contract changes.
  • Assist with dispute resolution as circumstances dictate.
  • Collaborate with management, staff, clients, and contractors to manage all project aspects.
  • Ensure retention and maintenance of records and files in accordance with policies.
  • Manage assigned workload efficiently.
  • Develop, monitor, and maintain project records and reports; input and manipulate data in applications and databases.
  • Coordinate with contractors, consultants, and clients to understand project scope, evaluate construction tasks, build, review, and approve price proposals, and ensure efficient process flow.
  • Schedule, manage, and/or attend project-specific meetings; participate in program-related meetings as required.
  • Read, interpret, and comprehend plans, specifications, reports, bid materials, contracts, and related documents; recommend and evaluate issue resolution approaches.
  • Assist with monitoring performance measures, goals, and objectives.
  • Develop, prepare, and maintain various program-related reports, spreadsheets, logs, charts, and databases.
  • Work with appropriate parties on building commissioning and project closeout.
