Estimator; Ground-up and Affordable Housing Construction

My client is a leading residential General Contractor and Construction Management firm throughout the five boroughs. Their projects include ground-up market-rate rentals and afford bale housing projects.

The Senior Estimator (Ground-up Construction) will be responsible for management, supervision, coordination, and successful completion of the project preconstruction phase to achieve the planning objectives with respect to cost, logistics, scheduling, estimating, and subcontracting. The successful Senior Estimator | Preconstruction Manager (Residential Construction) will have a track record of preconstruction/ estimating experience as well as the ability to manage a team.

The Estimator (Ground-up and Affordable Housing Construction) responsibilities include but are not limited to the following:

• Leads overall preconstruction process, resulting in a comprehensive deliverable which includes competitive bids, negotiated proposals, cost estimates, analysis, and budgets.
• Prepares and executes project win strategies by preparing for interviews and leading internal and external presentations of estimates and proposals to support the business development process.
• Oversees project teams and ensures successful execution and completion of preconstruction process.
• Manages relationships with key clients and design team contacts during the preconstruction phase.
• Capable of performing estimating tasks as needed, including self-perform estimating.
• Creates conceptual budgets.
• Partners with operations to review project risk assessment, scoring and completion.
• Reviews project business plan with other stakeholders, such as operations and office leadership, to ensure alignment and profitability.
• Develops and manages departmental and project win strategies. Leverages leads and relationships to enhance business development efforts.
• Oversees final review, development and overall accuracy and completion of takeoffs and internal pricing.
• Assumes an influential leadership role in community and industry relationship building through networking, representing the organization and the preconstruction services function to help promote the interests of the company.
• Collaborates with operations executives to develop business plans and overall business strategies.

Requirements for the Estimator (Ground-up and Affordable Housing Construction):

• BS or MS degree in Engineering or Construction Management or related field.
• Minimum of 5 years of estimating experience, project management experience, project supervision experience, or an equivalent combination of experience.
• Knowledge of building construction, materials, systems, market conditions and trade practices.
• Proficient in project management software.
• Working knowledge of Microsoft Office software products.
• Knowledge of Timberline Estimating, On-Screen Take-off, and Primavera scheduling software desirable.
