As the Global Engineering Services (GESS) Preconstruction Manager, you are responsible for project managing building industrial development—including new builds, retrofits, expansion, and program initiatives—from site selection through contract execution. You will partner with internal and external stakeholders to ensure scope, budget, and schedule definition are established, including timely receipt of building and site permits. You are responsible as the project manager to lead planning, design and pre‑construction projects, including new built‑to‑suit industrial buildings, tenant improvements, extensions of existing facilities, and renovation projects.
Key Job Responsibilities- Independently manages difficult, cross‑functional industrial builds from site selection through design completion, permitting, and contract execution.
- Work with internal/external teams including real estate, design engineering, entitlements, construction, finance, launch/startup, architects, engineers, permitting agencies, developers, and landlords to secure resources, scope infrastructure builds, set priorities, milestones, and drive delivery to meet deadlines.
- Drive results through communicating, weighing risks, making decisions, leading, and influencing. Represent project and technical information to many audiences, building good working relationships with stakeholders and vendors.
- Manage vendor procurement and oversee professional service providers, ensuring their skills meet the needs required for entitling property and projects. Perform pricing reviews for scope inclusions/exclusions and negotiate costs with developers, general contractors, and design consultants.
- Cost estimating, schedule tracking, and forecasting are fundamental components, including identifying and solving factors that may impede a successful permitted project hand‑over to Amazon stakeholders.
- Supervise implementation and management of Amazon’s safety programs and standards with the entire internal and external project team during planning phases.
- Focus on site selection, scope development, coordinate with design teams to develop site plans and composite floor plans in compliance with design standards and operational requirements.
- Schedule development & management, including design and permitting; select other vendors. Partner with the Transaction team and Developers to optimize schedule and strategy for entitlements and long‑lead procurement.
- Prepare and present project status/risk reports, providing clear and concise summaries for projects under ownership.
- Operate independently in the assigned region, interacting with leadership and stakeholders to resolve issues.
- Comprehensive budget and schedule tracking and forecasting are fundamental responsibilities, as are identifying and solving factors that may impede a successful project hand‑over.
- Interface and coordinate with authorities that have jurisdiction (AHJ) to ensure regulatory compliance and smooth project execution.
- Adapt to constant change and innovation, finding ways to think big and solve adaptable solutions for an evolving business.
- Understand design and construction contracts, related exhibits, and provide detailed analysis and approvals of technical matters and site‑specific deal structures and terms, including noise, traffic, and environmental studies.
- Travel up to 60% within assigned regions and be available to work from a corporate office when not traveling. Candidates should reside near or be willing to relocate within a reasonable commuting distance of the office. Relocation assistance may be provided.
Each day you will represent GESS in ensuring the on‑time and on‑budget execution of Amazon construction projects while strategically improving processes.
