Job DescriptionAs an Estimator/Purchasing Manager, you will manage all aspects of construction estimating, vendor procurement, and cost control to ensure projects stay on budget and on schedule. Your responsibilities include performing digital takeoffs, vendor selection, procurement management, cost estimation, bid preparation, risk assessment, value engineering, budget monitoring, and maintaining accurate project documentation.
Responsibilities- Digital Takeoffs:
Utilize digital takeoff software such as STACK, Plan Swift, or similar tools to perform accurate quantity takeoffs from project plans and specifications. - Vendor Selection & Pipeline Addition:
Identify potential vendors and subcontractors, evaluate their capabilities and pricing, and add them to Pipeline software for future projects. - Purchasing Procurement Through Entire
Contract:
Oversee procurement from project initiation to completion using Pipeline software, ensuring timely acquisition of materials, equipment, and services. - Cost Estimation:
Analyze blueprints, specifications, and documentation to prepare accurate cost estimates for materials, labor, equipment, and subcontractor services. - Bid Preparation:
Develop detailed bid proposals based on project requirements and cost estimates, ensuring competitiveness and compliance. - Vendor and Subcontractor Management:
Communicate with suppliers and subcontractors through Pipeline to negotiate contracts and ensure timely delivery. - Risk Assessment:
Identify potential risks in project plans and procurement activities, assess impact, and develop mitigation strategies. - Value Engineering:
Collaborate with engineers, architects, and project managers to find cost‑effective solutions without compromising quality. - Budget Management:
Monitor project budgets throughout construction, track expenses, and provide regular updates to stakeholders. - Documentation:
Maintain accurate records of estimates, contracts, change orders, and other project documents using Pipeline to ensure compliance and facilitate reporting.

Understanding of construction materials, methods, and industry standards to accurately estimate costs and evaluate suppliers. - Analytical
Skills:
Ability to analyze project requirements, specifications, and cost data to develop detailed estimates and procurement strategies. - Negotiation
Skills:
Strong negotiation skills to secure favorable pricing and terms from suppliers and subcontractors. - Communication
Skills:
Effective communication with internal teams, external vendors, and subcontractors. - Organizational
Skills:
Excellent time‑management and organization to prioritize tasks, meet deadlines, and manage multiple projects. - Attention to Detail:
Meticulous review of contracts, purchase orders, and procurement documents to ensure accuracy and compliance. - Financial Acumen:
Understanding of budgeting, cost control, and financial analysis to optimize purchasing decisions. - Technology Proficiency:
Experience with digital takeoff software (Pipeline, STACK, Plan Swift) and spreadsheet tools like Microsoft Excel.
- Bachelor's degree in construction management, business administration, supply chain management, or a related field.
- Relevant work experience in construction estimating, purchasing, or procurement management.
- Certifications such as Certified Professional Estimator (CPE), Certified Purchasing Manager (CPM), or Certified Supply Chain Professional (CSCP) are advantageous.
- Proficiency in construction estimating software (Procore, Plan Swift, Bluebeam) and bid management tools (Pipeline, STACK).
- Advanced skills in Microsoft Excel for data analysis and spreadsheet modeling.
- Strong understanding of construction contracts, legal requirements, and industry regulations.
