Position Description
The Analyst reports to the Senior Vice President, Industrial Asset Management. This role provides critical analytical and operational support for Lightstone Logistics, a portfolio spanning 10 million square feet across 25 U.S. properties. The Analyst will focus on data integrity, financial modeling, and assisting in the day‑to‑day execution of asset‑level strategies.
Key Responsibilities- Financial Analysis:
Assist in the review of monthly financial statements; prepare benchmarking reports to help identify trends in revenue and expenses. - Operational Support:
Support Regional Asset Managers in monitoring property performance and ensuring assets are operating efficiently. - Data Management:
Maintain and update enterprise management systems (Yardi/MRI) to ensure leasing and operational data is accurate and current. - Modeling & Reporting:
Update and maintain property‑level financial models; produce ad‑hoc analyses and reports to assist the team in decision‑making. - Market Research:
Collect and track market data (demographics, supply/demand, and competitor sets) to provide context for portfolio performance. - Budgeting & Underwriting:
Support the annual budget process and assist in the underwriting of proposed capital projects and new acquisitions. - Reporting Materials:
Prepare initial drafts of presentations for the Executive Team, joint venture partners, and third‑party managers. - Portfolio Coordination:
Assist with periodic property site visits and help coordinate communications with third‑party property managers and leasing brokers.
- Experience:
1–3 years of relevant experience in real estate, finance, or industrial operations (strong internships considered). - Education:
BA or BS degree in Finance, Real Estate, Economics, or a related field. - Technical
Skills:- Proficiency in Excel is essential (ability to work within complex spreadsheets and manipulate data).
- Familiarity with Yardi or MRI is highly preferred.
- Proficiency in PowerPoint and Word for reporting.
- Core Competencies:
- Foundational understanding of real estate financial concepts (IRR, NPV, Cap Rates).
- Strong attention to detail and a high degree of accuracy in data entry and analysis.
- Ability to manage multiple tasks and meet deadlines in a fast‑paced environment.
- Strong communication skills and a desire to learn the industrial asset management sector.
