CBIZ Talent Solutions is assisting our client, a New York City–based real estate owner with a portfolio of NYC commercial assets, in their search for an Accounting Manager. The Accounting Manager will have deep property accounting expertise and will lead day-to-day accounting, overseeing both outsourced providers and internal staff. This role is based in Manhattan and requires hybrid on-site.
Key responsibilities- Lead full-cycle property accounting for a multi-entity commercial portfolio: GL, AP/AR, bank recs, month/quarter/year-end close, and consolidations.
- Supervise and coordinate work of outsourced and internal accountants; set priorities, review deliverables, and enforce deadlines/SLAs.
- Prepare and review monthly/quarterly financial statements, variance analyses, and management reports at the property and consolidated levels.
- Own budgeting and reforecasting cycles in partnership with asset management and operations; track actuals vs. budget and explain variances.
- Oversee lease accounting and revenue recognition; ensure accurate rent rolls, straight-line rent, abatements, percentage rent, and tenant ledger reconciliations.
- Manage common area maintenance (CAM) and real estate tax escalations: annual reconciliations, true-ups, tenant billings, and dispute resolution.
- Oversee treasury and cash management: cash positioning, payment approvals, intercompany transactions, and short-term cash forecasts.
- Liaise with external auditors and tax advisors; prepare audit PBCs and support tax return filings (including 1099s).
- Ensure compliance with NYC/NY State requirements (e.g., real estate taxes, filings) and internal accounting policies; strengthen internal controls and process efficiency.
- Maintain and improve accounting systems, reports, and workflows (e.g., MRI), including templates and checklists for consistent portfolio reporting.
- Develop and mentor accounting staff; foster a high-accuracy, deadline-driven culture.
- 5–10+ years of progressive accounting experience with a focus on commercial real estate property accounting; NYC market experience strongly preferred.
- Proven experience supervising teams and managing outsourced accounting providers.
- Strong command of GAAP for real estate, lease accounting concepts, and CAM/real estate tax reconciliations.
- Hands-on systems experience with MRI; strong Excel skills.
- CPA preferred (or parts passed);
Bachelor’s in Accounting or Finance required. - Excellent organizational, analytical, and communication skills; ability to partner with asset management, leasing, and operations.
- Detail-oriented self-starter who can thrive in a fast-paced, owner-operator environment.
Annual base salary: $120-$130,000. Comprehensive benefits package (medical, dental, vision, 401k, PTO).
