Maintenance

Supervisor

We’re hiring a Maintenance Supervisor—someone who brings fresh thinking, follows through, and knows how to bring people together to get results. You’ll lead by listening, communicate with clarity, and take initiative to drive positive change.

Responsibilities
  • Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including maintenance, installation and repairs, service requests, turns, and cleaning of grounds and common areas.
  • Hire, train, and develop maintenance staff; ensure company policies, procedures, and safety practices are applied.
  • Conduct regular safety inspections, correct unsafe practices, and train staff on chemicals, supplies, and equipment handling.
  • Participate in department or regional meetings, lead safety and departmental meetings, and coordinate with vendors and contractors for installation, maintenance, and repair work.
  • Maintain the department budget, ensuring all projects and scheduling stay within guidelines.
  • Prepare specifications for major planned projects, negotiate and solicit bids, and inspect vendor work for quality and conformance.
  • Purchase and order maintenance supplies, materials, and appliances efficiently; manage inventory.
  • Ensure service requests are assigned and completed by the team within required time frames.
  • Complete make‑readies and other maintenance projects accurately and on time according to WBPC quality standards.
  • Update all assigned service requests using Yardi Mobile until closed.
  • Troubleshoot and train maintenance staff on various trade items to assess functioning and recommend repair or replacement.
  • Adhere to company safety policies, OSHA regulations, and all applicable federal, state, and local laws.
Qualifications
  • Minimum 5 years of related maintenance experience; property management experience preferred.
  • Proven ability to supervise and lead a large team.
  • Advanced knowledge of electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
  • Certifications preferred: HVAC and EPA.
  • Effective communication with management, partners, subordinates, vendors, and residents.
  • Expertise with small hand and electrical tools, basic repairs, and small machinery.
  • Basic computer skills (mobile device and PC). A valid license may be required.
  • Availability for regular on‑call assignments, emergency calls, off‑hours, and overtime as required.
  • Physical ability to lift up to 50 lbs.
