Overview

Job Title: Maintenance Supervisor

Hours: Part Time 30 Hours Per Week

Responsibilities
  • Oversee all maintenance responsibilities for a newly constructed property located in New Haven, CT.
  • Develop, present and manage the maintenance budget; establish and adhere to a preventative maintenance schedule.
  • Meet turnover time requirements; review vendor contracts and obtain competitive bids for on-site work.
  • Oversee vendors working on site and prepare the property for lender, state, and town inspections.
  • Be available for on-call emergencies after hours and weekends and during inclement weather or other site-related emergencies.
  • Handle daily service requests and turn over apartments for occupancy.
  • Perform basic janitorial duties including garbage removal; maintain or replace appliances, fixtures and switches.
  • Work with contractors as necessary; provide corrective and preventive maintenance.
  • Inspect apartments, buildings and grounds as necessary; replace/maintain smoke detectors, circuit breakers and outlets.
  • Provide touch-up paint; change window screens and glass; perform cosmetic repairs within apartments and common areas.
  • Use necessary safety attire and equipment; perform other duties as they arise.
Requirements
  • 5 years of property maintenance experience, preferably in a supervisory capacity.
  • Strong organizational skills with the ability to multi-task and take ownership of all maintenance responsibilities for the property.
  • Results-driven with the ability to work within a budget.
  • Working knowledge of current safety practices and regulations (OSHA); grounds maintenance, plumbing, heating, and electrical systems.
  • Experience using residential maintenance software; proficiency with Word, Excel and email communications.
