We are currently searching for a Maintenance Technician candidate to work at Western Townhomes.

Position Maintains and improves operating condition, quality, and integrity of all building systems and building appearances. The Maintenance Technician is responsible for performing repairs, troubleshooting, and preventative maintenance of all apartment equipment including appliances, elementary electrical systems, and plumbing. Must have own tools.

Responsibilities
  • Performs repairs, troubleshoots systems, and completes preventative maintenance. Adheres to standardized diagnostic approaches for preventative maintenance and system troubleshooting.
  • Possess knowledge and tools to perform on-site basic repairs including HVAC systems, appliances, water heaters, facility electrical systems, plumbing systems, and other equipment on a property.
  • Be available for emergency maintenance calls 24 hours a day when scheduled.
  • Assist in training Groundskeepers and entry level Maintenance Technicians.
  • Troubleshoot all property systems, and perform or oversee repairs.
  • Conduct maintenance-related inspections, including building and alarm systems inspections. Assist in preparing property for inspections by regulatory agencies.
  • Perform Preventive Maintenance including winterizing facilities, periodic HVAC inspections, winterizing swimming pool equipment and systems, pool chemical balance, and ensuring lights/HVAC are off in vacant units daily.
  • Inspect vacant units and ensure turnovers are completed. Paint turnovers as needed.
  • Inspect subcontracted service providers and document work and product quality.
  • Walk grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces.
  • Remove snow and ice from sidewalks, walkways, steps, and driveways as needed.
  • Attend and complete all required training and complete repairs as directed.
  • Perform administrative duties, including recording maintenance requests, responding to them, using proper forms, and maintaining inventory of parts.
  • Move heavy equipment safely using proper equipment.
  • Ensure the property is maintained in accordance with applicable Affordable Housing programs (e.g., HUD Subsidy, USDA, RD, LIHTC, HOME) and other state/local programs.
  • Perform other duties as assigned.
Qualifications

Education and Work Experience Requirements

  • Two (2) years maintenance experience required or an equivalent combination of education and work experience.
  • College degree preferred.
  • HVAC and/or EPA certification preferred.
  • Previous multifamily experience preferred.
  • Certified Pool Operator (CPO) certification preferred.

Rate: $21.00-$23.00
