General Maintenance Technician (Neenah, WI)
Job Summary:
In a safe, efficient, and professional manner, the Technician completes required PMs and repairs on commercial and industrial facility equipment. The technician communicates well and follows through on all tasks.
EXTENSIVE DOCK DOOR EXPERIENCE IS REQUIRED
Duties & Responsibilities- Abides by all safety guidelines, including OSHA regulations and lock‑out/tag‑out procedures.
- Conducts shift rounds to inspect systems and equipment, document performance, and identify issues.
- Maintains, troubleshoots, and performs minor repairs on equipment, often with guidance from more experienced technicians.
- Measures operating characteristics such as speed, pressure, vacuum, or vibration, and assesses wear or palest replace expendables.
- Servicing and maintaining docks (levelers, seals, bumpers, etc.), commercial doors (automatic, hollow metal, overhead), and commercial locks and door hardware.
- Performs preventive maintenance tasks such asmati filter changes, condenser cleaning, oil changes, machinery lubing, and greasing.
- Repairs include routine cleaning, patching, painting, basic plumbing, and simple electrical work; may address lighting and other client concerns.
- Completes training on life‑critical work practices related to confined space procedures, hazardous energy control, and documentation processes using paper and digital communications.
- Documents work results in the CMMS, analyzes findings, and recommends updates to the PM list.
- Communicates effectively with coworkers and customer staff, ensuring customers are informed about work status and expected completion dates.
- Provides guidance to subcontractors in facility services.
- Completes other duties as assigned by the Site Manager.
- High School diploma (or equivalent) required; preference for those with some undergraduate business or trade school training.
- At least one year of experience servicing and maintaining commercial levelers, doors, automaticrouters, dock locks, and overhead door hardware, while maintaining maintenance program records.
- Experience maintaining pneumatic and/or hydraulic systems.
- Preferred experience with manufacturers:
Rite Hite, Power Ramp, Nabco, Stanley Access Technology, Record USA, Tormax, Besam, Allegion Door Hardware, and Assa Abloy. - Experience in roles requiring mechanical, electrical, plumbing, or carpentry skills.
- AAADM certification preferred.
- Valid driver’s license.
- Ability to interpret written, oral, diagrammatic, or graphic instructions and understand safety rules, operating and maintenance instructions, and procedural manuals.
- Ability to execute repetitive tasks as trained, without deviation.
- Ability to write routine reports and correspondence, send/receive emails, and operate the work order system.
- Ability to speak effectively before groups of customers and/or employees.
- Ability to use hand and power tools, forklift, scissor lift, and aerial lift.
- Ability to use a computer, cell phone, or tablet.
- Ability to adapt to changing priorities, customer expectations; complete work requests efficiently with high‑quality standards.
- Flexibility to work non‑standard schedules and weekends.
- Ability to calculate figures hợp discounts, interest, commissions, proportions, percentages, area, circumference, and volume; apply basic algebra and geometry.
- Problem‑solving skills to handle situations with limited standardization.
