Job Purpose &

Position Overview

The Maintenance/Janitor II will assist with administering routine and preventative maintenance and repair for all Tribal Housing properties. This position will be on a rotating on-call schedule, responding to emergency calls for all eight (8) tribal housing properties. This position will also be responsible for grounds keeping and janitorial duties at all locations.

Job Duties /Responsibilities
  • Demonstrates the Winnebago Tribe’s core mission, vision, and values
  • Will assist team with providing preventative maintenance for all Tribal Housing properties.
  • Assist Maintenance team with renovation of Tribal Housing properties and SHR/EHR projects.
  • Perform specialized tasks which may require on the job training such as repairing windows, doors, door locks, and installation of counters, cabinets, flooring, and trims.
  • Responsible for cleaning and preparing work sites.
  • Loading and unloading materials and equipment as needed.
  • Responsible for sweeping and clearing debris from all Tribal Housing complexes and entryways.
  • Assist with seasonal outdoor work which include mowing, weed whip, and snow removal for Tribal Housing properties.
  • Responsible for cleaning and sanitizing all entryways, stairs, and hallways for Tribal Housing properties as assigned by supervisor.
  • Required to be able to provide a written report of completed work orders or daily logs.
  • Respond to emergent maintenance request as needed, may include evenings, weekends, and holidays.
  • Will work closely with local law enforcement when needed to open Tribal Housing unit upon valid requests.
  • Must be willing to follow instruction from supervisor and implement delegated tasks.

Required Qualifications /Skills
  • Must have a valid driver’s license and must be able to meet driver eligibility guidelines.
  • Must have a minimum of three (3) years’ experience in all phases of the grounds keeping field.
  • Must be of good moral character
  • Must be able to work independently
  • Must be in good physical health
Education Preference

High School Diploma or G.E.D. is required

Training Requirements

Will attend all trainings as needed or directed by supervisor

Physical Requirements
  • Heavy office work which includes the ability to lift up to 30-50 lbs.
  • Regularly required to walk, stand, and sit for extended periods of time and use hands to operate computer keyboard, phone, and various office equipment.
  • While performing daily duties, the employee is regularly required to talk and hear.
Mental Requirements
  • Reading, writing, calculating
  • Above average social interaction skills
  • Reasoning/Analysis
  • Works with minimal to no supervision
Language Requirements
  • Must possess the ability to read, write, and speak the English language fluently.
  • Must be able to continually and effectively employ professional verbal and written communications skills.
