Service Technician III – First Key Homes

The Service Technician III will complete complex home maintenance service requests within an assigned market. They will act as a journeyman, independently handling specialty maintenance issues or managing contractors to ensure timely, efficient completion of work orders and achieve high resident satisfaction.

Responsibilities
  • Manage and prioritize daily maintenance work orders and complete residential service requests in a timely and efficient manner.
  • Perform complex maintenance tasks, including drywalling, painting, electrical, plumbing, HVAC, and other residential services.
  • Coordinate and oversee contractors for specialized tasks beyond the scope of regular maintenance technicians.
  • Mentor junior technicians, enhancing their technical skills.
  • Inspect properties for safety and cleanliness, proactively addressing unsafe conditions.
  • Conduct routine preventative maintenance on property equipment.
  • Ensure compliance with company policies and relevant laws and regulations (ADA, Fair Housing, OSHA, etc.).
  • Perform additional duties as assigned by management based on company needs.
Qualifications
  • High School Diploma or equivalent.
  • Strong background in residential construction and remodeling across multiple trades.
  • Valid driver’s license, insurance, and reliable transportation; must be able to drive a company fleet van.
  • Personal tools required: toolbox, hammer, tape measure, screwdriver set, wrench set, pliers, channel lock pliers, level, pipe wrench, crescent wrench, drills and bits.
  • Knowledgeable of codes, municipal by-laws, inspection, and planning.
  • Experience in reading, writing, and evaluating project specifications and scopes of work.
  • Preferred: previous multi‑ or single‑family maintenance experience and certifications in HVAC, environmental, mold, etc.
  • Must have a clean driving record with no major moving violations in the past five years.
  • Must be 21 years of age or older.
Working Conditions
  • Indoor and outdoor work in all weather conditions.
  • Ability to sit, stand, climb stairs, and lift up to 50 lbs.
  • Availability for evenings, weekends, and on‑call status.
  • Extensive travel within the applicable market (more than 90% of the time).
Required

Education and Experience
  • High School Diploma or equivalent.
  • Strong background in residential construction and remodeling across multiple trades.
  • Must have a valid driver’s license, insurance, and reliable transportation.
  • Must provide own tools (list above).
  • Knowledgeable of codes, municipal by‑laws, inspection, and planning.
  • Experience in reading, writing, and evaluating project specifications and scopes of work.
Preferred

Education and Experience
  • Previous multi‑ or single‑family maintenance experience.
  • Experience with drywall, texturing, paint, and basic mechanicals (HVAC, Electrical, Plumbing, and Roofing).
  • Certifications in HVAC, environmental, or mold.
Required Knowledge
  • Construction – knowledge of materials, methods, and tools involved in the construction or repair of houses and buildings.
  • Mechanical – knowledge of machines and tools, including design, use, repair, and maintenance.
  • Customer Service – knowledge of principles and processes for providing customer services.
Required Skills
  • Troubleshooting, critical thinking, coordination, instructing, repairing, equipment selection.
  • Time management, monitoring, effective speaking, and writing for communication.
